Buying Off-Plan Property in Dubai: Project Status and Escrow Checks

Check a Dubai off-plan project’s official status and escrow details, match the unit and developer, and review payment and completion terms before booking.

By MarkMyProperty · Updated

Coverage: Dubai, United Arab Emirates; the DLD services and Dubai escrow framework do not automatically apply in other emirates.

Identify the registered project and developer

An off-plan offer concerns a property that has not reached the advertised finished state. Start with the exact project name, project number, developer and unit description. Marketing renders and a payment promotion cannot establish which registered development the unit belongs to or its recorded progress.

Dubai Land Department’s Project Status Enquiry service provides a way to investigate a project by name or number, with developer, status and escrow information. Use the official website or its Dubai REST route and save the result date. Match the record to the actual development being offered.

Read progress as a dated record

Ask when the reported project information was updated and what it covers. Compare official progress and the developer’s statements with the contract’s completion provisions. A percentage describes a recorded stage; it should not be converted into a guaranteed handover date or a prediction of remaining construction time.

Where the official record and advertisement differ, ask the developer for the documentary explanation and seek clarification through the relevant DLD route. Keep dates beside both statements. A rendering of amenities or a neighbouring completed phase does not demonstrate that the offered building has reached the same stage.

  • Match project number, developer and unit or phase.
  • Record the status and update date.
  • Compare progress claims with the official record.
  • Read contractual completion, variation and handover provisions.

Confirm the escrow account before payment

DLD’s escrow guidance explains that off-plan buyer payments are deposited into the relevant project escrow account. Check the official project-account information against the developer’s payment instructions. Ask which payment is for the unit and how any separate fee is documented, rather than treating every bank transfer request as the same category.

Resolve differences in project name, beneficiary or account reference before paying. Obtain payment evidence tied to the contract and unit. An escrow arrangement controls the handling of project funds under the framework; it is not a promise of a particular resale return or protection from every construction or contractual dispute.

Payment instructions that need reconciliation

A buyer has found the project record, but the booking instructions show account details that have not yet been matched to the project’s escrow information. The buyer asks for a written reconciliation through verified developer and official channels.

The file keeps the project number, unit, contract, account evidence and receipt together. A successful account match resolves the payment-recipient question while leaving contract terms, affordability and progress risks to assess.

Review the whole contract and cash commitment

Ask a suitable adviser to review the sale agreement, payment milestones, registration steps, default, cancellation and handover terms. Budget for charges outside the advertised instalments and discuss what happens if expected finance is unavailable. Do not use a promised future valuation to justify a payment you cannot otherwise afford.

Browse UAE sale listings, confirm which offers are in Dubai and identify whether each is off-plan or completed. Apply this guide to the correct Dubai project, then continue the relevant legal and financial checks. MarkMyProperty does not verify escrow accounts or certify project completion.

Frequently asked questions

Can I apply Dubai’s escrow checks to every UAE development?

No. Confirm the emirate and applicable authority. This guide concerns Dubai and DLD services.

Does a project completion percentage guarantee handover timing?

No. It is a dated progress record. Read the contract and investigate current project information separately.

Does an escrow account guarantee an investment return?

No. It concerns regulated project-fund handling, not a guaranteed return or the elimination of every contractual risk.
