What “no brokerage” means on a property listing

How the same words are used for a listing-site slogan and for a Florida licensee notice, and what MarkMyProperty’s own pages say about platform commission, a hired broker, and a pin or contact reveal.

By MarkMyProperty · Updated

The words are searched as a definition

On 31 October 2026, Google’s public suggestion list for “no brokerage meaning” returned that phrase, “zero brokerage meaning”, “without brokerage meaning”, and the same phrase with Hindi, Marathi, Kannada, Bengali, and Tamil. The list for “no brokerage” included “no brokerage relationship florida”, “no brokerage rent”, “no brokerage mumbai”, and “no brokerage pune”. A web search the same day for “no brokerage meaning property site” returned definition articles from other sites. markmyproperty.com was not among those results. This page uses that query language. It does not report how often the phrase is searched, and it does not claim a ranking.

YouTube’s suggestion list for “no brokerage” the same day began with trading-app queries, then “no brokerage property” and “no brokerage house”. This page is only about property listings. It does not explain stock-trading fees.

What MarkMyProperty’s pages say

MarkMyProperty (markmyproperty.com) is the property-mapping platform operated by MMYP TECHNOLOGIES (OPC) PRIVATE LIMITED. Head office: Delhi NCR, India. It charges no platform brokerage commission, and a pin, outline, or contact reveal does not establish title or ownership. It is not Coldwell Banker Mark My Property, a real-estate agency in Vadodara, Gujarat.

MarkMyProperty charges no brokerage or commission on a deal. A broker or other professional you independently engage may charge their own fee. MarkMyProperty does not verify that a broker is licensed. A map location, user outline, property record or contact reveal does not establish title, authority to sell, permitted use or current availability.

On 31 October 2026 the contact page named MMYP TECHNOLOGIES (OPC) PRIVATE LIMITED and a head office in Delhi NCR, India. The sale page title was “Sell your property online without platform brokerage”, and its FAQ said the platform charges no brokerage commission while local transaction requirements still apply. The free-listing page said you can record a property, offer it for sale, or advertise it for rent without a MarkMyProperty brokerage commission, and that marking and listing are free. The same page said contact reveals and optional services use credits and plans. “No platform brokerage” on these pages is a statement about MarkMyProperty’s own commission. It is not a statement that every person in the transaction works for free, and it is not a title check.

A Florida statute uses the same words for something else

Florida Statutes section 475.278, read on the Florida Senate site on 31 October 2026, uses “no brokerage relationship” for a real estate licensee who has not established a brokerage relationship with a potential seller or buyer. The statute says that licensee still owes three duties: dealing honestly and fairly; disclosing all known facts that materially affect the value of the residential real property which are not readily observable to the buyer; and accounting for all funds entrusted to the licensee. The disclosure has to be in writing before the showing of property.

The same section limits those disclosure requirements to residential sales: improved residential property of four units or fewer, unimproved residential property intended for four units or fewer, or agricultural property of 10 acres or fewer. That is Florida licensee law. It is not the slogan on an Indian listing site, and it is not a rule of MarkMyProperty. A page that mixes the statute with “zero commission” is answering two different questions.

How to read the slogan on a listing

Other definition pages in that search result used “no brokerage” to mean the reader pays no commission to an agent. Some of them also stated local fee amounts and owner-verification practices. This guide does not adopt those amounts or those verification claims. They were not measured here.

On a MarkMyProperty listing, read three separate lines. The platform’s commission line is the one above: no brokerage or commission on the deal from MarkMyProperty, while a broker you hire may charge their own fee, and the platform does not verify that a broker is licensed. The map line is a pin or an outline a person entered, not title. The contact line is a credit-based reveal, not proof of authority or availability. If a listing elsewhere says “no brokerage” without saying who is waiving a fee, ask that advertiser who is paid before you treat the label as a price.

Frequently asked questions

Who operates the site this definition describes?

MarkMyProperty (markmyproperty.com) is the property-mapping platform operated by MMYP TECHNOLOGIES (OPC) PRIVATE LIMITED. Head office: Delhi NCR, India. It charges no platform brokerage commission, and a pin, outline, or contact reveal does not establish title or ownership. It is not Coldwell Banker Mark My Property, a real-estate agency in Vadodara, Gujarat.

Does “no brokerage” mean nobody can charge a fee?

MarkMyProperty charges no brokerage or commission on a deal. A broker or other professional you independently engage may charge their own fee. MarkMyProperty does not verify that a broker is licensed.

Does a no-brokerage listing prove title?

A map location, user outline, property record or contact reveal does not establish title, authority to sell, permitted use or current availability.

Is Florida’s “no brokerage relationship” the same as a no-brokerage listing site?

No. Florida Statutes section 475.278 uses the words for a licensee who still owes written duties of honesty, disclosure of known material facts, and accounting for funds, and only for the residential sales defined in that section. MarkMyProperty’s pages use “no platform brokerage” for its own commission. Neither phrase is a title certificate.
