Ejari Registration in Dubai: A Tenant’s Contract and Document Checklist
Prepare a Dubai tenancy for Ejari registration, reconcile property and landlord details, and organise documents, charges and renewal questions before moving.

Coverage: Dubai, United Arab Emirates; check whether the specific tenancy falls within Ejari and which registration channel and requirements apply.
Connect the rental offer to the tenancy record
Ejari is Dubai’s tenancy-registration system. Before agreeing to a rental, identify the exact unit, landlord and authorised signatory, and ask how the contract will be registered. A rental listing’s building name and rent figure are insufficient to complete a reliable tenancy record.
DLD publishes a unified tenancy contract and official registration resources. Dubai’s government housing guidance connects tenancy registration with the moving and utilities process, while noting some different arrangements for exempt free-zone cases. Confirm the applicable route for the actual property instead of assuming every Dubai address has identical requirements.
Reconcile the contract before submitting it
Check the parties, unit details, term, annual rent and agreed payment schedule across the signed contract and supporting property evidence. If a company or representative signs, ask what establishes its authority. Keep parking, furnished items, deposits and other agreed rights clear in the contract or appropriate attachment.
Read the additional terms as carefully as the main form. Ask about maintenance responsibility, access, notice, payment changes and the handling of the deposit. Registration records the tenancy; it should not be treated as confirmation that you understood every clause or that the offered unit has been independently inspected.
- Match the exact unit and property identifiers.
- Confirm the landlord or representative’s authority.
- Reconcile term, rent and payment schedule.
- Document deposits, inclusions and maintenance arrangements.
Use the current official document checklist
Ask the official registration service or authorised channel which identity, contract and property documents apply to your case. DLD’s unified contract includes an Ejari attachment list, but a resident, non-resident, corporate tenant or represented landlord can require a different document combination. Do not assume a copied social-media checklist covers those differences.
Confirm current charges through the official route and separate registration fees from rent, deposits and any agreed agent charge. Retain the official receipt and resulting record. If a document is rejected, ask which field or evidence needs correction rather than paying an unrelated person to produce an unexplained certificate.
A tenancy reconciliation worksheet
Complete this using the actual contract and registration instructions.
| Item | Record to retain |
|---|---|
| Tenancy | Signed contract, term and correct unit |
| Parties | Applicable identity and authority evidence |
| Payments | Rent schedule, deposit and itemised charges |
| Registration | Official record, receipt and correction status |
| Move-in | Condition inventory and agreed handover details |
Plan renewal and changes using the actual record
At renewal, check that the proposed term and rent align with the updated contract and ask how the Ejari record is renewed. Keep the rental-index question separate: Dubai’s index uses relevant property and tenancy details, but it does not resolve every notice or contractual issue on its own.
Use UAE rental listings to compare locations, then verify that the property is in Dubai before applying this workflow. View and document the unit’s condition, and resolve incomplete contract information before moving. MarkMyProperty does not register Ejari contracts or certify a landlord’s authority.

Frequently asked questions
Does Ejari apply automatically to every rental in the UAE?
No. This is a Dubai system. Confirm the emirate, property and any applicable special arrangement or exemption.
Does an Ejari record replace reading the lease?
No. Check the term, rent, deposits, inclusions, maintenance and additional conditions before signing.
Are the required documents identical for every tenant?
Do not assume so. Ask the official channel for the checklist matching the tenant, landlord and representation arrangements.
