How to Use Dubai’s Smart Rental Index Before Renewing Your Lease

Prepare the correct Dubai lease details, use the official rental-index service and compare a proposed renewal with a dated result and full rental budget.

By MarkMyProperty · Updated

Coverage: Dubai, United Arab Emirates. Other emirates have different tenancy systems; the official result and applicable contract rules govern your case.

Start with the official service and the actual lease

Dubai Land Department’s Rental Index service helps users calculate rental information and a potential increase using the relevant contract and property details. Use the official DLD service or its published app channels rather than an unrelated calculator that may use older assumptions.

The Smart Residential Rent Index uses building-classification information. Correctly identifying the property therefore matters. Two apartments described as being in the same broad district are not necessarily interchangeable inputs, and advertised asking rents are not a substitute for the official result for your lease.

Prepare the inputs before checking

Have your tenancy and Ejari details available. The published service asks for information such as the contract end date, property type, area or property identifier, room details and current annual rent. The interface offers different ways to identify the property; follow the route shown by the current official form.

Enter the annual rental amount on the correct basis. Separately record charges, deposits and other terms so you do not accidentally compare a base annual rent with an all-inclusive monthly amount. Do not post contract numbers, identity documents or account details in a public listing or comment.

  • Check the actual contract end date.
  • Use the correct property type and identifiers.
  • Confirm the current annual rent from the lease.
  • Keep utilities, deposits and separate charges outside the base-rent input unless the official instructions say otherwise.

Run the check and save the context

Navigate to the official Rental Index service, complete the required fields and submit through its normal process. Record the date, the inputs used and the result. Review the property match before relying on the output. This guide does not submit a real lease or bypass the service’s verification steps.

If the property cannot be matched or the result looks inconsistent, check your inputs and use the official support route. Do not select a different building merely to obtain a preferred result. Keep an unresolved match as unresolved and ask DLD how it should be handled.

Worked example: compare a proposed increase

This fictional example demonstrates arithmetic only. It is not a claim about what increase is permitted for a real Dubai tenancy.

Fictional renewal worksheet

AED 60,000 current annual rent and an AED 66,000 proposal

The proposed change is AED 6,000, which is 10% of the current AED 60,000 annual rent. The tenant records that calculation, then compares the proposal with the actual official result using the correct property and contract details.

The percentage calculation does not establish legality. The tenant separately checks the renewal terms, any notice question and other applicable requirements through the official guidance or a qualified adviser. A hypothetical 10% proposal is not automatically permitted or prohibited.

Use the result to ask precise renewal questions

Send a factual enquiry identifying the proposed amount, the official check date and any mismatch you need explained. Keep the contract, renewal correspondence and relevant result together. Ask separately about changes in fees, included services, payment schedule or other contract terms.

The index is a useful reference, but it is not a complete decision on every tenancy dispute or notice question. Where an issue remains unresolved, use DLD’s official information and the appropriate dispute or advice channel. Do not treat this general guide as a ruling on your contract.

Compare renewal with moving using the same cost basis

If you explore alternative rentals, record the advertised annual rent, stated payment period, deposits, separate charges and expected moving expenses. Ask about availability, the actual unit and included services. A lower headline rent can still require more cash upfront.

Browse UAE rental listings with an explicit rental purpose and compare map locations before planning viewings. The country filter covers the UAE, so check that an offer is actually in Dubai before applying this guide. MarkMyProperty does not provide an official rent-index assessment or verify a lister’s renewal claims.

Frequently asked questions

Does Dubai’s rental index apply across the whole UAE?

No. This guide covers Dubai. Confirm the tenancy system and authority for the emirate where the property is located.

Can nearby advertised rents replace the official index result?

No. Asking rents describe other offers. Use the official service with the actual property and lease details, and keep market comparisons separate.

Does the calculated increase resolve every renewal dispute?

No. Contract, notice and other questions can require separate checks or official resolution. The arithmetic alone does not determine the legal outcome.
