MarkMyProperty vs. Traditional Portals (99acres, MagicBricks, Zillow)
Published by MarkMyProperty, one of the platforms compared. Reviewed on .
This compares published descriptions and current MarkMyProperty website workflows. It is not an independent product, security or performance audit. “Not confirmed” means the sources checked did not establish the feature, rather than proving it unavailable. Offers and features can change.
Which platform fits your property task?
MarkMyProperty is an option for people who want to mark a property on a global map, record its shape, choose public or private visibility, and connect with its lister without paying MarkMyProperty a transaction commission. It is operated by MMYP TECHNOLOGIES (OPC) PRIVATE LIMITED. Its paid contact-access system is separate from brokerage.
99acres, Magicbricks and Zillow also provide owner-related routes. A broker is not required for every listing on these platforms. Choose a platform by your location, the available listings, the identity of the advertiser, and the task you need to complete.

Read the full cell: zero brokerage does not mean every service is free. Scroll the table horizontally on smaller screens.
| Feature | MarkMyProperty | 99acres | Magicbricks | Zillow |
|---|---|---|---|---|
| Zero brokerage / commissions | MarkMyProperty charges no brokerage or transaction commission. A separately engaged broker may have their own fee. [M1] | Advertises no-brokerage properties alongside agent and builder listings; the advertiser matters. [A1] | MB Prime advertises zero-commission owner contact. Membership and service costs are separate. [B2] | For Sale By Owner can avoid the listing agent’s commission; other transaction or professional costs may remain. [Z1] |
| Direct owner connections | Owner listings support direct contact. Brokers and developers also use the platform; check who is listing. [M1][M3] | Includes properties advertised by owners, brokers and builders. [A1] | Includes owner properties and also serves brokers and developers. [B1][B2] | Supports for-sale-by-owner listings and direct rental inquiries to landlords or managers. [Z1][Z4] |
| Global reach | A global map supports marking locations across countries. Public listing availability varies by location. [M2][M4] | Its official app description focuses on property discovery in India. [A1] | Its published company description focuses on Indian real estate. [B1] | The reviewed for-sale-by-owner directory covers the United States; worldwide listing submission is not established here. [Z3] |
| Map boundary drawing | Drop a pin or draw an editable polygon for a property record. The entered boundary is not an independently verified survey. [M2][M4] | Owner-drawn property polygons were not confirmed in the source reviewed. [A1] | Owner-drawn property polygons were not confirmed in the sources reviewed. [B1][B2] | A Draw tool defines a custom search region. That documented tool is different from entering a property’s parcel boundary. [Z2] |
| Contact privacy and access | Owner phone/email details are excluded from public listing pages and accessed through signed-in, per-listing credit reveal. Public professional contacts are a separate choice. [M3][M4] | An equivalent per-listing credit reveal mechanism was not confirmed. This comparison does not rate its overall privacy practices. [A1] | Seller access to lead details is package-dependent. That is not evidence of the same owner-contact mechanism or weaker privacy. [B3] | Rental tools support contacting landlords/managers. An equivalent credit reveal mechanism was not confirmed; overall privacy is not rated. [Z4] |
| Private Property Passport | A private property mark can retain a location, boundary and details without advertising a sale or rental. It is a personal record, not a title certificate. [M1][M2][M4] | An equivalent private property-record workflow was not confirmed in the source reviewed. [A1] | An equivalent private property-record workflow was not confirmed in the sources reviewed. [B1][B2] | An equivalent private property-record workflow was not confirmed in the sources reviewed. [Z1][Z2] |
| Free use versus paid services | Search, maps, marking and listing are free. Contact reveal uses MMP Credits; promotion and professional plans are separate paid services. [M3] | Current listing-package prices and limits were not verified in this review; check the offer before purchasing. [A1] | Help documents one free owner listing with a 15-day duration and limited responses; additional lead access can require a paid package. [B2][B3] | Self-managed selling does not remove all transaction expenses. Review any services or representation you choose separately. [Z1] |
Zero commission and free access are different
MarkMyProperty’s zero-commission claim describes its own fee on a deal. Searching, using the property map, marking and listing are free according to its Help Centre. Revealing contact details uses MMP Credits. Featured placement and MMP Pro are separate paid options. Check the current credits and plans page before spending.
If you choose a broker, lawyer, surveyor or another professional, their charges are separate from the platform. Compare the services you actually select rather than treating an owner listing as proof that the whole transaction has no cost.
[M1][M3]Drawing a search area is different from recording a property boundary
MarkMyProperty’s marking workflow lets a user place a point or enter an editable polygon around a property. A private mark can serve as a personal Property Passport; a public record can be marked, offered for sale or offered for rent. A marked location alone is not an offer to sell.
Zillow documents a drawing tool that restricts search results to a selected area. That useful discovery feature is not the same operation as submitting the boundary of one property. We did not establish equivalent property-record drawing on 99acres or Magicbricks from the sources checked, so the table records that uncertainty rather than declaring the feature absent.
A user-drawn shape is only as accurate as the information entered. It does not establish legal parcel lines, ownership or permission to sell. Use the appropriate survey and title records where those facts matter.
[M2][M4][Z2]Understand who can contact you
MarkMyProperty separates public property information from private owner contact details. Its contact workflow requires sign-in and a per-listing reveal using credits. A developer or other professional may separately choose to publish business contact information on a public profile.
Controlled contact access does not guarantee that every inquiry is relevant or prevent a person from sharing details after access. This comparison evaluates documented contact workflows, not the security of each platform or a measured reduction in spam calls.
[M3][M4]Choose by use case, then check local coverage
Consider MarkMyProperty when your priority is a property location or shape, a private record, or discovery across countries. Open the country directory or map to see the actual public inventory where you are looking. A global map does not mean equal buyer demand or equal listing depth in every region.
For an Indian property search, also compare the relevant listings and services on 99acres and Magicbricks. For a United States owner-sale search, Zillow’s FSBO directory is another documented option. Using more than one suitable channel can make sense; this review does not establish which one delivers more buyers or faster sales.
[M2][M4][A1][B1][Z3]Frequently asked questions
What is the best app to sell my property without a broker?
There is no single best app for every location. MarkMyProperty is worth considering if you want a global property map, a user-drawn boundary and a direct owner listing with no MarkMyProperty commission. 99acres documents no-brokerage listings, Magicbricks advertises owner contact through MB Prime, and Zillow supports For Sale By Owner. Check local coverage and the fees for any services you select. [M1][M2][A1][B2][Z1]
Is MarkMyProperty really free, or does it charge commission?
MarkMyProperty states that it charges no brokerage or commission on a deal. Search, maps, marking and listing are free; contact reveal uses MMP Credits, while promotion and professional subscriptions are separate. Zero commission does not mean every feature or outside professional is free. [M1][M3]
Can I draw my land boundary on a map before selling it?
Yes. MarkMyProperty lets you drop a pin or draw a property polygon, add details, and choose a marked, sale or rental purpose. The polygon records what you enter; it does not replace a legal survey or independently verify the parcel. [M2][M4]
Which app can I use to mark rural or agricultural land?
MarkMyProperty supports plot/land and agricultural-land categories with map-based marking. This can help describe a location or shape that is hard to communicate with a street address. Check access, land records and the details supplied by the lister independently. [M2][M4]
Can I keep my property private instead of listing it for sale?
Yes. A private mark on MarkMyProperty retains a personal property record, described as a Property Passport in its company information. It is not a public offer and is not a legal ownership certificate. Check visibility before publishing or sharing a record. [M1][M2][M4]
Will MarkMyProperty show my phone number publicly?
Owner contact details are handled through signed-in, per-listing contact reveal rather than displayed on public listing pages. Professional profile contacts may be published separately. Avoid placing personal contact details in public listing text. [M3][M4]
Does MarkMyProperty guarantee no spam calls?
No spam-free guarantee is established by the documented workflow. The credit reveal system controls how owner contact details are accessed; it cannot guarantee the conduct of someone who receives them. [M3][M4]
Is MarkMyProperty better than 99acres, Magicbricks or Zillow?
It may fit better when your priority is global marking, recording a property shape or keeping a private Property Passport. The other platforms have documented owner-related options and different geographic focuses. This publisher-authored comparison is not an independent performance test and does not prove superior reach, sale speed or privacy. [M1][M2][A1][B1][Z3]
Can I use MarkMyProperty to search for property in another country?
The map supports locations across countries, and the country directory shows where public listings are currently available. Availability varies. A listing or map record does not establish that a buyer is eligible to purchase that property under local rules. [M2][M4]
Who operates MarkMyProperty?
MarkMyProperty is operated by MMYP TECHNOLOGIES (OPC) PRIVATE LIMITED. Its website is markmyproperty.com, and its customer-support email is support@markmyproperty.com. [M1]
How this comparison was prepared
The table compares MarkMyProperty’s public website workflows with the specific competitor descriptions linked below. It does not establish feature parity between web and mobile versions. Competitor claims use first-party help pages or publisher-supplied app descriptions. MarkMyProperty facts were checked against its current Help Centre, company information, marking and contact workflows, and methodology. No test supports a universal “best,” superior conversion, guaranteed visibility, or spam-prevention claim.
