Land Title Checks in Lagos: A Buyer’s Search and Survey Checklist
Organise Lagos title, acquisition-status and survey questions, connect the evidence to the exact parcel, and identify what remains unresolved before buying.
By MarkMyProperty · Updated
Coverage: Lagos State, Nigeria; state, federal, family and community interests can require different investigations. Obtain advice for the particular parcel.
Begin with the exact parcel and the seller’s claimed rights
Before asking whether Lagos land has a good title, identify the land and the right being offered. Request the title documents, survey reference, area, location and seller’s authority. The name of an estate or a general description such as family land does not supply enough information for a parcel-specific investigation.
Ask a Nigerian property lawyer and registered surveyor to define the searches needed for the actual documents. The Land Use Act provides the broader rights-of-occupancy framework, while the source and history of the offered interest determine the evidence to examine. A document heading alone cannot establish a complete chain.
Separate registry and land-status questions
Have the lawyer establish which registry records and original documents need verification, using the correct references and parties. Ask for a written report identifying the records searched, date, results and remaining limitations. A short statement that a search is clean is difficult to assess without knowing the question it answered.
Acquisition or regularisation status is a separate question to discuss with the appropriate land authority. Lagos’s Lands Multipurpose Desk describes services including land information certificates and regularisation. Do not assume that an application, payment or advertised regularisation process is the same as a completed grant or a cleared acquisition-status result.
- Record the parcel and document identifiers used for each search.
- Ask what original documents were verified.
- Keep registry findings separate from acquisition-status evidence.
- Identify any federal or other jurisdiction issue requiring a different check.
Connect the survey to the land on the ground
Ask the surveyor to reconcile the plan, coordinates, physical location, boundaries and access. If the parcel described in the title differs from the area shown during the viewing, retain both pieces of evidence and investigate the difference. A fence, estate sign or nearby map pin does not resolve that inconsistency.
Discuss encroachments, access, occupied areas and any competing claim found during suitable site checks. Have the lawyer explain how the survey findings affect the proposed conveyance. Keep the professional report distinct from the lister’s drawn outline, which is a location aid rather than an official survey.
A fictional search-scope example
This example illustrates why several checks can be needed. It is not a report on a Lagos property.
A title reference without a reconciled survey
The supplied title document can be located in a registry search, but the surveyor has not yet connected its parcel description to the land shown during the viewing. The buyer records the registry finding as complete within its scope and keeps the parcel-identity check open.
Before signing, the buyer asks for the survey reconciliation and the lawyer’s explanation of any difference. The positive registry result is not expanded into a claim that all location and land-status issues are settled.
Agree how unresolved matters affect the purchase
Ask which issues must be resolved before an agreement or payment, who will resolve them and what evidence will show completion. Review the proposed transfer, consent and registration steps applicable to the interest. A promise to perfect title later needs a specific contractual and legal assessment.
Use Nigeria property listings to compare locations and stated offers, then apply Lagos checks only to the relevant parcels. Keep the document trail and search limitations with your shortlist. MarkMyProperty does not undertake registry searches, certify surveys or determine a parcel’s acquisition or title status.

Frequently asked questions
Does one clean registry search settle every Lagos land question?
No. The parcel identity, survey, seller authority, acquisition status, possession and other matters may need separate investigation.
Is a land regularisation application the same as an issued title?
No. Record the actual stage and ask the competent authority and lawyer what evidence establishes completion.
Can a listing outline replace a registered surveyor’s work?
No. The advertised outline helps discuss location; have the legal and physical parcel evidence reconciled professionally.
