Slovenia Property Buying: e-Zemljiška Knjiga and Registration Checks
Find Slovenia’s electronic land-register entry, separate a filed application from a registration decision and organise property rights and document questions.

Coverage: Slovenia land-register preparation; the precise legal interest, court proceeding and transaction documents need property-specific advice.
Use the land register for the legal-right enquiry
Slovenia’s eUprava guidance describes the land register as the place where the court decides on registration of rights in immovable property. It gives examples including ownership, easements and mortgages. Start with the property identifiers and ask your adviser which registered interest is being offered.
The government directs users to the eSodstvo portal for electronic land-register access, including public extracts and applications. Use this official route rather than a screenshot without its reference or date. Keep the result with the seller’s acquisition and proposed transaction documents.
Separate a proposed entry from a decided one
The eUprava explanation says the court considers the position when it receives the application and the documents attached to it. A statement that an application has been filed should therefore prompt a question about the proceeding and its outcome. Ask for evidence of the actual registration position.
Record any matter the seller or adviser says remains pending, the proceeding reference and the person responsible for following it. Do not silently replace the current register information in your worksheet with the outcome someone expects. Keep existing facts and expected next steps clearly distinguishable.
- Match the exact property or unit identifiers.
- Record the extract date and any proceeding references.
- Ask for the decision or other evidence relevant to a claimed change.
Investigate rights and transaction documents together
Ask the adviser to explain the rights affecting the proposed purchase and which supporting documents are needed. A registered access right, financing arrangement or another burden can raise practical questions about use and completion. Write down the question and the document reference rather than labelling the entire record clear without explanation.
For an apartment, request a connection between the marketed home, any parking or storage and the interests described in the paperwork. Keep common-property and running-cost questions in a separate part of the file. A building address does not explain every right associated with an individual offer.
Fictional example: an application receipt in the seller’s pack
This original exercise does not describe a Slovenian court decision or a real listing.
The receipt is newer than the extract
A seller supplies an older extract and a later receipt for a registration application. The buyer asks which change the application requests, what its current status is and what evidence will be needed for the proposed transaction.
The buyer records the receipt as evidence of the submitted application rather than treating it as the final registered outcome. The adviser explains whether and how the pending matter affects the purchase timetable.
Complete the non-register checks
Arrange appropriate condition, access and planning enquiries for the property and your intended use. Electronic land-register information does not replace a building survey or an answer about proposed alterations. Ask when the register position should be refreshed and which unanswered matters must be resolved before commitment.
Use MarkMyProperty’s Slovenia links to compare listings and request the same document categories for each candidate. Keep the advertisement, property references and dated evidence together. The listing map helps discovery without certifying the legal boundary, court outcome or transaction readiness.
