Coverage: Slovakia. The Financial Administration notice of 27 January 2026 on the property-tax return. The municipality sets the amount. The notice does not print a rate for a named town, and it is not the list vlastníctva guide.

The search is daň z nehnuteľností after buying

On 2 November 2026, the Financial Administration notice headed Ako na daň z nehnuteľností was fetched. It is dated Bratislava, 27 January 2026. It says taxpayers who acquired immovable property in the previous year must file a property-tax return by Monday 2 February. The administrators of this tax are the municipalities and towns, which assess the tax on the basis of the return.

The notice says property tax, unlike income tax, is a local tax imposed by the town or municipality. Which authority is competent depends on where the property is. The municipality sets the details of the amount, a reduction, or an exemption in a generally binding regulation. The return is due by 31 January after the end of the year in which the tax obligation arose. If 31 January falls on a Saturday, the deadline moves to the next working day. In 2026 that day is Monday 2 February.

The return is filed when ownership changes

The notice says a return is filed by every taxpayer who, in the previous year, bought, inherited, or was given immovable property, completed a new building, changed the area of a plot or the purpose of use, or sold immovable property, in which last case a partial return is filed. The return is filed only once, when ownership arises or changes. It states the facts used to calculate the tax, such as the area of the plot or the number of floors. The town or municipality assesses the tax from those facts. The taxpayer pays when the tax administrator sends the assessment stating the amount. The notice says that usually happens by 15 May, and that the tax is then payable within 15 days of the day the decision becomes final. The notice does not print a rate for Bratislava or any other municipality.

Those sentences are that 27 January 2026 notice. They are not the list vlastníctva guide, which was not rewritten. A pin or a contact reveal does not establish title. This page does not set out a return form.
