How to Check a Housing Scheme’s Approval in Lahore Before Buying a Plot

Check the competent authority, scheme approval and exact phase or plot in Lahore, and distinguish an advertised file from an identified on-ground parcel.

By MarkMyProperty · Updated

Coverage: Lahore and nearby Punjab schemes; determine whether LDA, RUDA or another authority has jurisdiction before checking approval.

Identify the authority before searching a scheme name

A scheme marketed as near Lahore may fall under a different authority from one inside LDA’s controlled area. Ask for the exact location, scheme name, sponsor and approval reference. The words Lahore, approved or NOC in a brochure do not identify the issuing authority or explain the scope of an approval.

LDA publishes scheme-related information on its official website. RUDA separately provides status information for private housing societies in its area. Begin with the authority responsible for the site, and confirm jurisdiction if the seller presents a certificate from an authority that does not appear to match the location.

Match the phase, sector and plot

Compare the official record with the full scheme and phase name in the offer. Request the approved layout and ask where the actual plot sits on it. A recognised scheme name does not establish that every extension, revised layout or advertised plot is within the approved area.

Keep the approval reference, plan date and issuing authority beside your plot identifier. If the seller says approval is under process, record that status accurately and ask what remains outstanding. Expected approval and an existing approved layout are different facts, even when the development has roads or a sales office.

  • Identify the competent authority and current scheme status.
  • Match phase, sector, plot number and layout revision.
  • Ask whether the offered parcel is in an extension.
  • Request a written explanation for inconsistent approval claims.

Distinguish a plot from a file or future allocation

Ask whether you are buying an identified parcel, an allotment, a transferable file or a right to participate in a later allocation. Request the document governing that right, any transfer conditions and the charges still payable. Marketing an approximate location does not establish a surveyed, allocated plot.

For an identified plot, compare the site, plan, dimensions, access and possession position. For a file or allocation right, ask how and when a parcel is selected and what happens if the stated timetable changes. Have the contract and sponsor’s authority reviewed rather than treating a salesperson’s projection as a guaranteed delivery date.

Use approval as one part of due diligence

Planning approval does not replace ownership, seller authority, mortgage or land-record checks. Ask your lawyer how the sponsor acquired the land and whether the offered rights can be transferred. Reconcile the scheme evidence with the deed and relevant Punjab land records, and keep any outstanding condition visible.

Browse Pakistan sale listings to compare actual locations, then check the Lahore-related offers against the appropriate authority. Avoid ranking schemes by a copied approval list whose date and coverage are unclear. MarkMyProperty does not grant an NOC or certify a private housing scheme’s status.

Frequently asked questions

Does LDA regulate every scheme advertised near Lahore?

Do not assume so. Confirm the property’s jurisdiction; RUDA or another competent authority may be relevant.

Does approval of a scheme cover every new extension?

Check the actual approved extent, phase and current layout. A familiar scheme name does not establish an extension’s status.

Is a plot file the same as possession of a numbered plot?

Not necessarily. Read the documents to establish whether the offer is an identified parcel, allotment, file or future allocation right.
