Moldova Property Buying: Register Extracts and Seller Authority

Use Moldova’s current cadastral institution guidance to request the appropriate property extract, understand applicant authority and obtain relevant supporting documents.

By MarkMyProperty · Updated

Coverage: Republic of Moldova IP Cadastrul Bunurilor Imobile service guidance; confirm the competent office and applicable process for the property’s actual location.

Request the document for the proposed transaction

Moldova’s public cadastral institution describes an extract from the immovable-property register as official information about the property, registered rights, restrictions and their holders. It identifies the extract as a document requested for transactions or other operations involving the property.

Begin with the seller’s documents and the exact registered identifiers. Keep the home, parking, land and additional units on separate lines. An address in an advertisement can help locate the offer without explaining every interest that the proposed sale includes.

Check who can request the extract

The institution’s current service page identifies the property owner or a person acting on the owner’s behalf as the applicant for this extract. Ask the seller and transaction adviser to arrange the appropriate document through the official process. Do not assume that every prospective buyer can request every private file item directly.

The service guidance lists applicant identification and, where relevant, evidence of authority such as a power of attorney or MPower authorisation. Keep the person’s role and the requested document clear. A seller’s consent to discuss the property should not be treated as an unspecified authority to access any restricted record.

  • Match the property identifiers with the intended acquisition.
  • Confirm the applicant’s authority for the requested document.
  • Keep the issue date and complete extract in the transaction file.

Ask for the underlying documents when needed

The cadastral institution’s FAQ explains that copies of documents from the cadastral file are a separate enquiry and that access depends on the relevant entitlement. Ask the adviser which acquisition or other supporting act is needed to explain an entry and how it should be obtained.

Record unexplained restrictions and documentary differences instead of selecting only favourable pages. If the seller says a change has occurred, ask for the current record and supporting evidence. A request receipt and an issued result belong at different points in the purchase timeline.

Fictional example: an agent supplies an application receipt

This original exercise is not a finding on a Moldovan property record.

Fictional extract timeline

The current result is still missing

An agent supplies a receipt for an extract request and an older copy of the property document. The buyer records both dates and asks who requested the current extract, on what authority and when the issued result will be available.

The transaction adviser is asked which supporting act is needed to explain a claimed change. The buyer does not treat the request receipt as the current register position or assume the agent’s role establishes every transaction authority.

Complete the property-specific investigation

Arrange suitable condition, access, boundary and permitted-use enquiries. Ask the current cadastral institution or adviser about the correct service and delivery arrangements for the property. A register extract does not inspect the building or answer every planned-renovation question.

Browse Moldova listings through the country links below and collect equivalent evidence for serious candidates. Keep the advertised inclusions, identifiers and open questions together. MarkMyProperty’s map supports discovery and does not certify registered ownership, document authority or completion of a proposed transfer.
