How to Check RERA Project Registration Before Buying in India
Check the exact RERA project, phase, promoter and completion disclosures before booking an Indian apartment or plot, with a practical buyer worksheet.

Coverage: India; use the relevant state or union territory RERA authority. Coverage and exemptions depend on the Act and applicable rules.
Start with the registration number, not the brochure
A RERA registration number gives you a starting point for checking a development. Ask the seller for the number covering the specific project and phase that contains your unit. A developer may have several projects with similar names; a registration belonging to another site cannot answer questions about your purchase.
The Real Estate (Regulation and Development) Act provides a project registration and disclosure framework, with specified exemptions. Registration should not be described as a government guarantee of title, construction quality or investment returns. Confirm which authority has jurisdiction and what the public record actually says.
Search the relevant authority and compare the fields
Reach the state or union territory authority through the Ministry of Housing and Urban Affairs RERA resources. Search using the registration number, then compare the promoter, project address, land details, phase and disclosed completion date with the offer. Save the official result and the date on which you checked it.
Read the available plans, approvals, progress disclosures and orders relevant to that record. If the seller provides a screenshot, repeat the search independently. A number printed on a hoarding is useful only when it leads to the correct record, and an earlier completion date may have been extended or affected by an order.
- Match the phase and unit against the supplied plan.
- Record the registration status and current completion disclosure.
- Ask about discrepancies between the advertisement and portal.
- Check whether relevant orders or updated documents change your questions.
Connect the record to the booking agreement
Request the proposed agreement, payment schedule, unit description and stated carpet area before treating a registration check as complete. Section 13 of the Act restricts a promoter from accepting more than ten per cent of the apartment, plot or building cost as advance or application fee without first entering into a written, registered agreement for sale.
Have the agreement and any claimed exemption reviewed for your transaction. Ask how possession, delay, changes, cancellation and refund are handled. A small initial payment can still carry consequential terms; the amount alone does not establish that a reservation is refundable or that a future loan will be approved.
A phase mismatch to investigate
This is a fictional checking example, not a finding about a listed development.
Phase One number on a Phase Two offer
An advertisement names Phase Two but displays a registration whose record describes Phase One. The buyer records both descriptions and asks for the Phase Two registration and the plan locating the proposed unit.
Until the authority record, unit and agreement can be connected, the buyer keeps the offer outside the ready-to-book shortlist. A sales explanation becomes a question to verify, rather than a substitute for the missing record.
Use your shortlist to ask better questions
Compare India property listings by location and stated purpose, then apply the same registration questions to the developments you are considering. Keep resale title checks and physical inspections in the file as well: they answer different questions from a project disclosure search.
When an answer changes, update the shortlist rather than retaining an old screenshot as clearance. MarkMyProperty helps you locate advertised properties and contact listers. A listing or map pin does not establish RERA compliance, and the relevant authority remains the source for the project record.

Frequently asked questions
Does RERA registration guarantee a safe property investment?
No. It is a regulatory registration and disclosure record. Title, physical condition, contract terms and affordability still need separate checks.
Can one RERA number cover every phase from a developer?
Do not assume so. Match the official record to the exact project, phase and unit being offered, and ask the authority about unclear coverage.
Can the promoter take more than ten per cent before an agreement?
Section 13 restricts this without a written, registered agreement for sale. Obtain advice on how the provision applies to the particular transaction.
