Carpet Area vs Built-Up Area in India: Compare Property Prices Correctly
Compare carpet, built-up and super built-up area in Indian apartment listings, with a price-per-square-foot example and a measurement checklist.

Coverage: Indian apartment comparisons; confirm the applicable RERA disclosure and the measurement basis of each offer.
The same number can describe different space
An apartment advertised as 1,200 square feet may not provide 1,200 square feet of usable interior space. Before comparing prices, ask what the area measures. Carpet, built-up and super built-up figures use different boundaries, so a lower advertised price per square foot can still correspond to a more expensive usable home.
Write the area label beside the number in your shortlist. If the listing simply says “area”, keep the basis unknown until the seller explains it. Do not silently convert that number into carpet area or infer the rooms you will get from the advertised total.
Understand the three labels
Section 2(k) of India’s Real Estate (Regulation and Development) Act defines carpet area as an apartment’s net usable floor area, including internal partition walls and excluding external walls, service shafts, exclusive balconies or verandahs and exclusive open terraces. Check the project’s applicable RERA records and the document supplied for the particular unit.
Built-up area commonly adds wall and other covered areas to an interior basis. Super built-up figures commonly include an allocated share of common space. Those marketing labels do not supply a universal conversion formula. Ask for the written inclusions, exclusions and allocation method used by this seller.
Worked example: compare a common basis
These figures are invented for arithmetic practice. They are not local market prices, valuation advice or a claim about a listed property.
| Comparison | Apartment A | Apartment B |
|---|---|---|
| Asking price | ₹80,00,000 | ₹76,00,000 |
| Advertised area | 1,200 sq ft super built-up | 1,100 sq ft built-up |
| Disclosed carpet area | 800 sq ft | 760 sq ft |
| Price ÷ carpet area | ₹10,000/sq ft | ₹10,000/sq ft |
What the calculation does and does not mean
In the example, both asking prices work out to ₹10,000 per carpet square foot. That is more useful than dividing each price by its differently defined advertised area. The comparison still does not tell you which home is better: condition, layout, floor, light, included parking and other costs remain separate questions.
Use one area unit and one basis at a time. If one seller cannot provide the carpet figure, mark that comparison incomplete. Do not estimate it from a standard “loading percentage”; actual layouts and allocations differ. A price-per-area calculation normalises disclosed numbers, but it does not independently verify them.
Request evidence for the specific apartment
Ask for the unit identifier, floor plan, applicable RERA area disclosure and the area stated in the proposed agreement. Confirm whether balcony, terrace, parking or storage is offered separately. Request a written explanation if the brochure and agreement use different numbers.
During a viewing, check the layout against the plan. A room-by-room tape measurement can help you understand fit and furniture placement, but it may use a different basis from the statutory carpet definition. For a disputed measurement, obtain appropriate professional measurement and legal advice rather than treating a rough sum as conclusive.
- Record number, unit, area basis and source for every offer.
- Compare the same apartment identifier across brochure and agreement.
- Keep exclusive outdoor areas and common-space allocations separate.
- List maintenance, parking and other charges outside the asking-price calculation.
Use the comparison when browsing properties
When browsing India listings, shortlist homes by the stated location, purpose and budget first. Then ask each lister the same area questions. A map helps you compare where the homes are; the floor plan and area evidence help you compare what is actually offered.
Keep a dated copy of the answer. If a seller changes an area figure, recalculate the comparison and ask why. The most useful shortlist makes incomplete information visible instead of replacing it with an attractive but unsupported estimate.

Frequently asked questions
Are internal partition walls included in RERA carpet area?
Yes. Section 2(k) includes internal partition walls while excluding external walls, service shafts and the specified exclusive outdoor areas.
Can I convert super built-up area to carpet area with one percentage?
No universal percentage reliably describes every apartment. Obtain the carpet-area disclosure and the allocation explanation for the actual unit.
Is price per carpet square foot enough to choose an apartment?
No. It helps compare a common disclosed area basis. Location, condition, layout, rights and additional costs still need separate checks.
