Ukraine Property Records: Diia Information and Offline Requests
Prepare a Ukrainian property-rights enquiry, understand the Diia service’s recorded access status and distinguish register information from ownership registration.

Coverage: Ukraine government registry guidance; confirm current service availability and the competent process for the actual property location and documents.
Identify which service you need
Diia’s property-information service describes an enquiry into real-estate rights, ownership, mortgage and prohibition registers. Keep this information request separate from an application to register a right. Reading a record and applying for a change are different tasks in a purchase file.
Collect the relevant property identifiers and documents from the seller, then ask the transaction adviser which records and search criteria are required. A familiar address or an older paper title should not be treated as the complete current investigation of the property being offered.
Check availability before relying on an online route
At this article’s source check, Diia’s information-service page displayed a temporary-unavailability notice. It also published an offline route for obtaining paper information through an administrative-service centre. Check the current status before planning your enquiry; do not promise an immediate online result from an unavailable service.
Use the government’s current instructions and the relevant adviser to choose the appropriate available route. Keep any access failure as an unresolved task. A portal error is not evidence that a property has no registered rights, mortgage or prohibition.
- Record the service status and enquiry date.
- Confirm the property references and relevant search criteria.
- Ask which available official route fits the actual location and applicant.
Prepare identity and supporting evidence
Diia’s offline guidance describes applicant identification and, for a representative, evidence of authority, together with the relevant service-payment documentation. Follow the current requirements for the selected process rather than reusing a checklist for another service.
The separate ownership-registration guidance addresses documentary evidence of rights registered before 2013 for its specified process. If the seller’s papers predate the electronic record arrangements, ask the adviser which investigation or registration steps are relevant. Do not infer that an older document is invalid simply because an online result is incomplete.
Fictional example: an old document and a failed enquiry
This original exercise does not assess a Ukrainian property or registration decision.
The portal does not return a result
A buyer receives an older property document and cannot complete the online information enquiry. The buyer records the document reference, the service status and the unanswered questions rather than writing “no record” in the ownership column.
The adviser is asked which current official route and supporting records can establish the relevant position for the actual property. The old document and the unavailable online service remain separate facts to investigate.
Complete the broader property investigation
Ask about physical condition, possession, access, boundaries and intended use through the appropriate separate enquiries. Confirm which transaction steps and services are available for the property’s circumstances. Register information is useful evidence, not an inspection or a guarantee that every proposed purchase can proceed through the same route.
Browse Ukraine listings using the country links below and retain dated documents and unresolved questions for each candidate. MarkMyProperty provides discovery and location information; it does not certify government-record access, rights, boundaries or the completion of a transaction.
