Solomon Islands Property: Land Register, Instrument and Map Copies

Specify the Solomon Islands land record you need, distinguish a certified register copy from an instrument or map and confirm current fees with the competent office.

By MarkMyProperty · Updated

Coverage: Solomon Islands Ministry land-record services and March 2025 gazetted registry amendment; registered-land enquiries do not replace separate customary-land and acquisition advice.

Specify the record rather than requesting all property papers

The Solomon Islands government publishes an Access Land Records service under the Ministry of Lands, Housing and Survey. It describes identifying the nature of the requested records in an application letter and obtaining the appropriate office approval.

Ask the adviser which actual register, instrument, map or plan is relevant to the offered interest. Keep the property references, location and included components together. A general request for a “title copy” can leave important distinctions unanswered if the adviser actually needs several different records.

Distinguish the register, instrument and map

The March 2025 gazetted amendment to the Land and Titles General Regulations separately lists certified register copies, registered-instrument copies and registry-map or filed-plan copies. It also distinguishes inspection and parcel-number searches.

Use these categories to build a precise enquiry list. The register records an interest; the underlying instrument and map can answer different documentary questions. Ask the adviser to explain how each received item connects to the offered property and which further enquiries are needed.

Confirm present request and payment arrangements

The government service page describes a receipt being presented to the Registry of Titles to obtain a certified title copy. Keep payment evidence separately from the copy actually issued. A receipt alone should not be relabelled as the requested property record.

The public service page and the March 2025 amendment show different charges in their descriptions, so this article supplies no quoted fee. Ask the competent office to confirm the current applicable amount, form and request category. Keep the date and scope of the received record with the adviser’s explanation rather than assuming the document settles every title question.

  • Identify the property and parcel references precisely.
  • List register, instrument and map-copy purposes separately.
  • Confirm current charges and keep receipts apart from issued copies.

Fictional example: a receipt and a registry map

This original exercise does not assess a Solomon Islands title or customary claim.

Fictional record-request worksheet

The adviser identifies the remaining documentary enquiries

A buyer receives a payment receipt and a map copy for an offer. The adviser identifies the parcel references and asks for the register and relevant instrument copies needed to explain the proposed interest.

The worksheet retains the receipt as payment evidence and the map as the particular record supplied. It does not assume either item establishes the current ownership and interest position by itself.

Keep tenure and site enquiries in view

Ask whether the cited registered-land service fits the actual tenure. Customary-land interests require their own competent enquiry rather than automatic use of a registered-title checklist. Arrange appropriate boundary, access, occupation, condition and intended-use checks.

Browse Solomon Islands offers through the country property links below and compare equivalent rights and included components. MarkMyProperty’s listings and pins assist discovery. They do not certify a register, customary right, survey boundary, absence of charges, applicant eligibility or completed transaction.

Frequently asked questions

Are a register copy and instrument copy the same request?

The March 2025 amendment lists them separately, alongside registry-map and plan copies. Ask which records fit the enquiry.

Is a payment receipt the issued title copy?

The public service description separates the receipt and subsequent certified copy. Keep each labelled accurately.

Which published fee should I budget?

Confirm the current amount and request category directly with the office; the public page and 2025 amendment differ.
