San Marino Property: Catasto Web and Certified Cadastral Documents

Use San Marino cadastral references, understand professional Catasto Web access and distinguish a database view from an official cadastral certificate.

By MarkMyProperty · Updated

Coverage: San Marino UTCC 2025 service charter and government delegation-form background; actual title, authorised access and current transaction requirements need competent local advice.

Start with foglio and particella

San Marino’s Ufficio Tecnico del Catasto e Cartografia service charter describes Catasto Web searches by property references, including foglio and particella. Those references give an adviser a precise starting point for cadastral enquiries rather than relying on a location pin or the wording of an advertisement.

Ask for the references of every component included in the proposed deal. Keep land, building units, accessories and shared components clearly described. Where the seller’s documents use different references or areas, record the discrepancy and ask the qualified professional to explain it before comparing totals.

A database view has a defined purpose

The 2025 charter describes Catasto Web as a viewing service reserved to qualified professionals. It says the displayed SICA data is updated to the previous day’s midnight and has no certification value. For legal uses it directs readers to a certificate stamped and signed by the office.

An image of a professional’s screen should therefore be labelled as a view, including its reference and date. Ask which official certificate is appropriate to the actual purpose. A detailed display can still have a different evidential status from an issued document; visual completeness does not change that distinction.

Authority to access is another question

The government publishes a Catasto Web delegation form, with its linked version updated in 2021. The charter also identifies professional accreditation and separate cadastral services. These materials help distinguish a person’s authority to use a service from the status of the result obtained.

Confirm the current form, access requirements and requested scope with the professional or office. A delegation concerns authorised access; it does not itself certify the property record or complete a transfer. Use suitable channels for personal identification documents rather than circulating them with ordinary comparison notes.

A fictional home-and-garage worksheet

Suppose a buyer is comparing a home advertised with a garage. The file contains a Catasto Web screenshot and an older certificate for only one reference. Their worksheet lists the home, garage and any shared component individually, with document type, date, source and the unanswered reference question.

The technician is asked to match those components, identify the necessary current official documents and explain any area difference. The legal adviser separately examines the proposed interest and transaction. This is an original illustration of file organisation, not a statement that the screenshot or certificate proves an actual sale can proceed.

Keep cadastral and acquisition enquiries connected

The charter distinguishes cadastral services and refers certain updates through the Ufficio Registro e Conservatoria. Ask which records and steps matter to the actual transaction, and who will reconcile the completed documents. Obtain appropriate condition, access, building-use and shared-obligation enquiries as well.

Use San Marino country property links below to collect comparable offers and exact references. MarkMyProperty’s listings and map pins help discovery; they do not provide Catasto Web accreditation, certify cadastral information, establish title or confirm buyer eligibility and completed acquisition.

Frequently asked questions

Is a Catasto Web view an official certificate?

The UTCC charter says the viewed data has no certification value and identifies stamped, signed certificates for legal uses.

Which property references should I collect?

Collect foglio and particella for the actual components and ask the professional to reconcile mismatches.

Does a delegation form complete a transfer?

It concerns access authority. Property records and the acquisition process require separate competent enquiries.
