Russia Property Documents: EGRN Property and Taxpayer Registers
Avoid confusing Russia’s two registers abbreviated EGRN, identify the property-information request and organise references and document scope for competent advice.

Coverage: Russia Federal Tax Service taxpayer-register page and Ulyanovsk government MFC real-estate service catalogue; current document access and transaction requirements need individual confirmation.
Read the full register name on the document
Russia’s Federal Tax Service uses the abbreviation EGRN for the Unified State Register of Taxpayers. Real-estate service descriptions also use EGRN for the Unified State Register of Real Estate. The shared abbreviation can therefore obscure which record a document actually concerns.
Start by reading the full register name and issuing authority rather than relying on the initials alone. Keep the document’s purpose, subject, references and date together. A taxpayer record concerning a seller should not be treated as the property record for the offered apartment or land.
Identify the real-estate information enquiry
The Ulyanovsk government MFC catalogue identifies a service for information contained in the Unified State Register of Real Estate and relevant Rosreestr or Roskadastr regulatory material. This is a property-information service, distinct from the Federal Tax Service’s taxpayer-register enquiry.
Ask the adviser which actual property record and document scope are needed. Collect the candidate cadastral and documentary references and connect them with every offered component. Do not assume a general person-name result or an unrelated administrative certificate establishes the property position.
Keep scope and current access requirements visible
Ask which information the actually issued result contains, what access or applicant authority applies and which underlying instruments or further enquiries are needed. Preserve the enquiry date and references alongside the adviser’s explanation.
Direct retrieval of some current registry and MFC pages was limited, so official indexed public-service text was used within its scope. This guide does not promise unrestricted personal-data access, fees, delivery periods or a complete purchase procedure. Confirm current requirements through the competent office and qualified adviser.
Fictional document worksheet
This original exercise identifies no actual property or applicant and makes no legal finding.
The seller supplies a tax-register document
A buyer receives a document abbreviated EGRN concerning taxpayer information. The adviser reads the full register name and asks for the separate property-record enquiry appropriate to the candidate offer.
The worksheet keeps tax and property documents in separate columns. It does not relabel the taxpayer result as evidence of real-estate ownership, current recorded interests or completed registration of the proposed transfer.
Complete the site and transaction assessment
Arrange suitable boundary, access, occupation, condition and intended-use checks. Ask which ownership-history, seller-authority, applicant and permission questions affect commitment. A correctly identified register enquiry does not inspect structures or establish every requirement for the actual transaction.

MarkMyProperty’s listings and map pins support discovery; they do not certify registry information, seller authority, boundaries, acquisition eligibility or completed transfer.
