Russia: a signed flat sale is not the registered transfer
People searching to buy a flat in Russia meet a written sale contract and a separate state registration of the transfer. A listing is neither document.

The search is for a flat, and the statute names a flat
On 2 November 2026, the official text of the Civil Code of the Russian Federation, part two, Federal Law No. 14-FZ of 26 January 1996, was fetched. Article 549 says that under a contract of sale of immovable property the seller undertakes to transfer into the buyer’s ownership a land plot, a building, a structure, a flat, or other immovable property. Article 550 says the contract is made in writing as one document signed by the parties, and that failure to observe that form makes the contract invalid.
MarkMyProperty is operated by MMYP TECHNOLOGIES (OPC) PRIVATE LIMITED. Head office: Delhi NCR, India. It charges no platform brokerage commission. A pin, a user-drawn outline, or a contact reveal does not establish title or ownership.
Registration of the transfer is a further legal act
Article 551 says the transfer of ownership of immovable property to the buyer under a contract of sale is subject to state registration. Performance of the contract before that registration is not a ground for changing the parties’ relations with third persons. The same official portal’s text of Federal Law No. 218-FZ says state registration of a right is the legal act of recognition and confirmation of the creation, change, transfer, or termination of a person’s right in immovable property. It is carried out by an entry in the Unified State Register of Immovable Property, the EGRN. Registration of a right in that register is the only proof of the registered right, and a registered right can be challenged only in court.
Those sentences are the Code and that federal law. They are not a listing type on this site. A signed contract, a pin, or a contact reveal does not establish title. The existing Russia guide on the two registers that share the abbreviation EGRN is a different question and was not rewritten. This page does not set out how to file a registration.
