Maldives Apartment Buying: Strata Unit and Registration Documents

Identify the defined Maldivian apartment unit and common-property arrangements, and keep strata evidence separate from a land or building registration request.

By MarkMyProperty · Updated

Coverage: Maldives official Strata Portal and oneGov land/building registration guidance; project status, buyer eligibility, title and transaction requirements need advice for the actual property.

Identify the defined unit being offered

The Maldives government’s Strata Portal describes individual ownership of defined units within a scheme together with joint ownership and management of shared areas, including corridors, lifts and land. Begin by asking which exact unit the seller or developer proposes to transfer.

Keep the project, building, floor and unit references with the advertised description. Ask whether an accessory is part of the individual unit, a separate interest or a shared arrangement. A photograph of a terrace or parking space does not explain its legal connection with the apartment offer.

Collect strata and shared-property documents

The official portal describes strata titles and publishes strata-related rules and information about approved developments. Ask the adviser which scheme, plan and unit-registration evidence concern the actual candidate property and the stage of the proposed transaction.

Keep shared-property and management questions alongside the unit description. Ask which documents explain the use and management of lifts, corridors and other common areas, and which obligations the buyer would assume. Approval information for a development should not silently become proof that every particular unit transfer is complete.

  • Record the exact project, building and unit.
  • Connect accessories with individual or shared arrangements.
  • Request the relevant scheme, plan and management evidence.

Keep land/building applications separately labelled

The official oneGov land-and-building registration guide, updated in August 2026, describes applications for new registrations, renewals and changes to an existing registry. Confirm the competent service and request type for the actual property, rather than assuming every registration application establishes the apartment’s issued strata title.

An application confirmation, development record and issued unit document can represent different stages. Ask the adviser to specify the evidence needed before commitment. Confirm buyer eligibility and transaction authority separately; this article does not establish that a particular purchaser can acquire every offered unit or land interest.

Fictional example: an apartment with a shared roof area

This original scenario makes no finding about a Maldivian project or title.

Fictional unit-and-common-property file

The buyer asks what the roof reference means

A buyer shortlists an apartment advertised with access to a roof area. The buyer asks for the unit description, relevant scheme or plan and documents explaining whether the roof is individually included or governed as shared property.

The worksheet keeps the unit title question, shared-use arrangement, management obligations and any outstanding registration stage separately. The buyer does not assume exclusive ownership of the roof from the advertisement’s wording.

Complete the actual apartment investigation

Arrange appropriate condition, access, measurement and intended-use checks, and ask which documents must be current before commitment. Keep the proposed obligations and included interests visible when comparing offers. A registration document does not inspect the building’s systems or establish its future maintenance budget.

Browse Maldives listings through the country links below and compare equivalent unit interests, components and area definitions. Request comparable document scopes for serious candidates. MarkMyProperty supports discovery and comparison; its map pin does not certify strata title, project approval, acquisition eligibility, legal boundaries or seller authority.

Frequently asked questions

Does strata involve individual units and shared property?

The official portal describes both. Ask which documents identify the offered unit and govern the relevant shared areas.

Is an application confirmation the issued unit title?

Keep the application stage separate from the actual issued evidence specified for the transaction.

Does this article establish buyer eligibility?

No. Confirm the actual purchaser, unit or land interest, project status and current requirements with a competent adviser.
