Lithuania Property Buying: Tax Value vs Asking Price

Find the Lithuanian property tax value using the correct unique identifier and valuation period, then compare it with asking prices without confusing their purposes.

By MarkMyProperty · Updated

Coverage: Lithuania property-value comparisons; valuation methods and relevant periods depend on the object, and individual tax liability needs separate advice.

Label the number before comparing it

Lithuania’s tax authority, VMI, explains property tax value as an officially determined average market value established by Registrų centras. It is used for a tax purpose. An advertised asking price is a seller’s requested amount for a proposed transaction, so the two figures should be labelled separately in your comparison.

The difference between them is not, by itself, proof of a bargain or an overpriced home. The object, valuation period, property condition and inclusions can all matter to the comparison. Do not replace a careful price investigation with a rule that the sale should occur at the tax value.

Use the correct unique identifier and period

VMI’s current guidance directs users to Registrų centras to find the relevant tax value using the object’s unique number. Collect that identifier from the seller’s documents and check whether it describes the apartment, building, land or another component.

Registrų centras explains different valuation periods for buildings or premises and land in its current extract service. Read the period for the actual object instead of applying a building-value date to a separate plot. Keep the unique number, value basis and relevant period beside every figure in the worksheet.

  • Record the unique number for each property component.
  • Keep tax value and asking price in separate columns.
  • Check the valuation method and relevant period.

Request the document needed for the question

Registrų centras offers a current-data extract showing property tax value. Use the official service instructions if you need that document. Ask your adviser whether the advertised components and the valued objects match, especially when parking, storage or land are included separately.

If a record appears inconsistent with the home’s description, ask which data need checking. Do not alter the identifier or choose a nearby property merely to obtain a value. A result for the wrong object can make the comparison look precise while answering the wrong question.

Fictional comparison: three labelled figures

The following numbers are invented solely to illustrate a worksheet; they are not Lithuanian market estimates.

Fictional value worksheet

A tax value, asking price and repair allowance

A buyer records a tax value of €120,000 and a seller’s asking price of €150,000. A separate inspection prompts a provisional €8,000 repair allowance. Each figure keeps its purpose, source or assumption and date.

The buyer does not announce a €30,000 premium as a market fact. Instead, the buyer investigates comparable offers, the area basis, included accessories and actual condition. The repair allowance also remains a provisional budget item until properly assessed.

Complete the purchase comparison

Compare asking prices using equivalent property interests, locations, measured-space definitions and inclusions. Keep transaction costs and any individual tax questions separate from the value comparison. The official value is a useful labelled reference, rather than an inspection, lender valuation or title investigation.

Browse Lithuania listings using the links below and apply the same worksheet to each candidate. Request the registered identifiers and supporting documents before relying on a value claim. MarkMyProperty helps you compare offers and locations; it does not certify an official tax value or a future resale price.

Frequently asked questions

Is Lithuania’s property tax value the seller’s asking price?

No. VMI describes an official value used for tax purposes. Keep it separate from the seller’s proposed transaction price.

How can I look up the relevant value?

VMI directs users to Registrų centras using the property object’s unique number. Check the object and valuation period carefully.

Does a price above tax value prove overpricing?

No. Investigate comparable offers, condition, area and inclusions. The difference alone does not determine a fair transaction price.
