Latvia Property Buying: Kadastrs.lv and Restriction Checks

Find Latvian cadastral property data, distinguish public and authenticated access and prepare questions about restrictions before buying a home or plot.

By MarkMyProperty · Updated

Coverage: Latvia State Land Service cadastral and restricted-territory information; a purchase also needs the relevant Land Register and transaction checks.

Identify the object you are investigating

Latvia’s State Land Service, VZD, describes Kadastrs.lv as a portal for cadastral, address and related spatial information. Searches can use a cadastral number, cadastral designation or address. Collect the identifiers from the seller’s documents before deciding which result belongs to the property being offered.

A home, its underlying land and a separate garage can be different cadastral objects. Put them on separate lines in your shortlist worksheet. An advertisement can present one convenient address while the document file needs several identifiers and explanations of the interests included.

Know which portal information you have accessed

VZD’s current portal guidance distinguishes public access from authenticated access, which offers a different amount of detail. Public information includes basic cadastral and address data and a map view. Record the service and access level used, rather than assuming a short public result represents every available record.

Follow the official instructions if your adviser needs more detailed information. An unavailable field or an access requirement should remain a missing answer in the file. Do not try to obtain private information through another person’s credentials or turn a limited result into a certificate of ownership.

  • Keep the cadastral number or designation with the address.
  • Record the enquiry date and access scope.
  • List additional objects included in the advertised property.

Investigate restrictions for your actual plan

VZD’s 2026 restriction-search guidance directs users through the relevant official information services. Use the correct property designation and read the resulting information with an adviser who can explain its practical relevance. A coloured map area can identify a question about use without answering the entire purchase investigation.

Write your intended use beside each relevant result: building, access, extension or another plan. Ask which restrictions or underlying documents need further examination and which authority can answer the question. Keep the Land Register investigation separate from the cadastral or restricted-territory enquiry.

Fictional example: the garden extension plan

This is an original planning worksheet, not a finding about Latvian land.

Fictional restriction enquiry

The buyer wants to extend a building

A buyer identifies the correct land object and sees information that prompts a question about a restricted area. The buyer records the official identifier and the proposed extension position, then asks the adviser which documents and authority enquiries are needed.

The buyer does not remove the question because the garden looks clear during a viewing. The file keeps the cadastral result, register checks and the answer about the proposed work in separate rows until they can be compared.

Complete a dated purchase worksheet

Arrange appropriate condition, boundary and access checks, and ask the transaction adviser when records should be refreshed. A portal result is useful evidence for a defined enquiry; it does not inspect the building or establish every right involved in the sale.

Browse Latvia listings through the country links below and collect equivalent documents for each serious candidate. Compare the same property components and area definitions. MarkMyProperty’s pin helps locate an offer and does not certify its cadastral extent, registered ownership or permission for alterations.
