KAEK and Cadastral Records in Greece: A Property Buyer’s Checklist

Connect a Greek property’s KAEK identifier, cadastral records, deed and map location, and prepare the right questions for a lawyer and survey engineer.

By MarkMyProperty · Updated

Coverage: Greece; available records and procedures depend on whether the area is under cadastral surveying or an operating cadastre.

Identify the property before interpreting the record

KAEK is the identifier used for property in the Greek cadastre. Ask the seller for the identifier associated with the actual rights offered, then match it to the deed, address and unit or parcel description. In an apartment building, a street address alone does not explain which separate property and associated rights are being transferred.

The Hellenic Cadastre offers different services for areas still undergoing cadastral surveying and areas where the cadastre operates. Its citizen directory includes property-record access, certificate requests, validity checks and correction services. Establish the local record stage before assuming that a particular online search is available.

Connect deeds, records and maps

Ask your lawyer which current records and certificates are needed to investigate ownership and recorded rights for the transaction. Record the issuing office, request date and exact property reference. A seller’s personal account extract, a public map and an official certificate have different purposes; keep their labels when collecting copies.

Use the official cadastral map to orient the location, then ask a suitable engineer to reconcile the legal description and relevant boundary evidence with the site. A map image is useful for discussing access and neighbouring parcels. It cannot replace a title investigation or a professional check of a disputed boundary.

  • Match KAEK, deed description and the rights being offered.
  • Identify the relevant cadastral office and service stage.
  • Check the date and purpose of every extract or certificate.
  • Ask separately about access, shared rights and boundary discrepancies.

Treat differences as questions to resolve

A different owner name, extent, unit description or parcel outline needs an explanation supported by documents. Ask whether the discrepancy concerns the advertisement, an old deed, a pending correction or another record. Do not amend your comparison sheet to make the numbers agree before the professionals explain the difference.

If a correction is necessary, agree who must complete it, what evidence will show completion and how it affects the transaction timetable. The official directory includes correction-related services, but their presence does not mean every dispute can be fixed by a simple online application.

A fictional parcel comparison

This example illustrates a missing connection, not a cadastral determination.

A nearby pin with the right village name

A listing pin is on an access road while the supplied cadastral identifier points to a parcel behind it. The buyer asks for the surveyed parcel location and documentary access rights rather than assuming the road forms part of the sale.

The file retains the listing map, official identifier, deed and engineer’s findings as separate evidence. An attractive location does not resolve whether the advertised route is legally available.

Use the map for a focused shortlist

When browsing Greece properties, record location, property type and stated rights first. Request the KAEK and relevant documents for the offers you wish to investigate. This creates a repeatable process without collecting unrelated owners’ records or treating public map information as permission to access private land.

Keep tax identifiers and tax declarations separate from cadastral evidence. Ask the notary and lawyer how the verified records fit into the purchase file. MarkMyProperty displays locations supplied by listers; its pins and outlines do not certify Greek cadastral boundaries or ownership.

Frequently asked questions

Is a KAEK number proof that the seller can transfer the property?

No. It identifies a cadastral property. The seller’s rights, authority, recorded burdens and transaction documents still need investigation.

Can I use the same online service for every area of Greece?

Do not assume so. The Hellenic Cadastre distinguishes surveying-stage services from services for an operating cadastre.

Does a cadastral map screenshot settle a boundary dispute?

No. Have the legal description, cadastral evidence and suitable survey information reconciled by the relevant professionals.
