Buying Property in Croatia: Land Register A, B and C Sheets
Read the Croatian land-register extract by sheet, connect cadastral and ownership references, and prepare questions about charges and advertised accessories.

Coverage: Croatia land-register and cadastral-record preparation; discrepancies, acquisition eligibility and transaction advice require property-specific checks.
Identify the land-register record
Croatia’s government guidance describes a land-register extract as evidence of ownership or other rights registered in the land register. Start with the cadastral municipality, parcel and register references associated with the property. Ask the seller to connect those references to the particular home or plot in the offer.
The Uređena zemlja service brings land-register and cadastral information into a joint public application. Use the official service to orient your enquiries, then ask which official documents are required for the transaction. A photograph of a property and a familiar address do not identify every associated right.
Read the three sheets together
The government explains that Sheet A describes the property, including parcel details and area. Sheet B records ownership and relevant restrictions associated with owners. Sheet C concerns charges and third-party rights. All three deserve attention; finding the seller’s name is only one part of the enquiry.
For an apartment, request an explanation of how the advertised unit and its accessories are represented. A garden, parking space or storage room might require additional references or documents. Keep the marketed inclusions separate until the adviser can connect them with the registered rights.
- Record the cadastral municipality and parcel references.
- Read Sheets A, B and C as a set.
- Ask for the records covering parking, storage and extra land.
Investigate discrepancies and underlying documents
If the cadastral information and land-register description do not appear to match, record the difference and ask a qualified adviser what must be reconciled. Do not change the property extent in your worksheet merely to make the figures agree. The discrepancy itself is a useful question.
For a charge or another person’s right, ask what it means for the proposed acquisition and whether an underlying document is needed. Keep a written explanation of any required release or consent, who will arrange it and which evidence must be available before completion.
Fictional example: parking in the brochure
This original exercise is about documentary inclusion, not a real Croatian sale.
The apartment reference does not explain parking
A buyer sees an apartment marketed with a reserved parking space. The supplied extract clearly identifies the apartment-related interest, but the buyer cannot connect the parking claim with the paperwork.
The buyer asks whether parking is separately registered, part of the transferred interest or based on another arrangement. The adviser reviews the relevant material before the buyer treats the parking space as included in the legal purchase.
Keep the rest of the property investigation separate
Arrange appropriate condition, boundary, access and permission enquiries for your intended use. The registered ownership answer does not establish that a building alteration is permitted or that the structure is sound. Overseas buyers should ask about requirements applicable to their circumstances before committing.
Browse Croatia listings through the country links below and use a consistent three-sheet checklist for serious candidates. Keep the extract date and missing documents visible. MarkMyProperty’s map position supports discovery rather than certification of ownership, boundaries or the transaction’s legal readiness.
