Croatia: tax on a transfer of real estate

The Tax Administration says the real-estate transfer tax is 3 percent of market value when value-added tax is not charged on the acquisition. A land-register extract is a different document.

By MMYP TECHNOLOGIES (OPC) PRIVATE LIMITED, operator of MarkMyProperty. Head office: Delhi NCR, India. Updated . This page does not score listings.

Coverage: Croatia. The Tax Administration page on porez na promet nekretnina, citing the Real Estate Transfer Tax Act, Official Gazette 115/16 and 106/18, fetched on 2 November 2026. It is not the land-register A, B and C extract guide.

The search is porez na promet nekretnina

On 2 November 2026, the Tax Administration page headed Porez na promet nekretnina was fetched. It says the taxpayer is the person who acquires ownership of real estate in the Republic of Croatia when value-added tax is not paid on that acquisition. The base is the market value of the real estate at the moment the tax obligation arises. Market value is the price that is achieved, or can be achieved, on the market at that moment. The subject of the tax is a transfer of real estate. An acquisition on which value-added tax is paid is not treated as a transfer of real estate for this tax.

The page says the tax is paid at a rate of 3 percent. It cites the Real Estate Transfer Tax Act, Official Gazette 115/16 and 106/18, and the rule on the transfer-notification form and the transfer record, Official Gazette 1/17. The page does not print a sample tax for a particular flat.

A land-register sheet is a different document

MarkMyProperty is operated by MMYP TECHNOLOGIES (OPC) PRIVATE LIMITED. Head office: Delhi NCR, India. It charges no platform brokerage commission. A pin, a user-drawn outline, or a contact reveal does not establish title or ownership.

Those sentences are that Tax Administration page. They are not the land-register extract guide, which was not rewritten. A pin or a contact reveal does not establish title, and a contract price is not by itself the market value the authority uses. This page does not set out a notification.
