Vietnam Property Documents: Hanoi Sổ Đỏ QR Codes and Older Certificates

Understand the newer Vietnamese land-use and attached-property certificate format, keep older certificates in context and prepare parcel and document questions.

By MarkMyProperty · Updated

Coverage: Vietnam government certificate-format guidance with Hanoi implementation evidence; acquisition eligibility and the current competent process require advice for the actual buyer, property and location.

Identify the actual certificate being supplied

Vietnam’s government explanation of the newer certificate format describes a document covering land-use rights and ownership of assets attached to land. Collect the actual certificate and property references supplied for the offer, rather than relying only on the informal labels sổ đỏ or sổ hồng in an advertisement.

Ask the adviser to identify the land-use right, attached property and other interest proposed for acquisition. Keep the original document wording with an appropriate explanation. A familiar colour or marketing label does not establish the precise right, holder or property components described.

Do not reject an older format solely for its appearance

The government’s official format explanation states that the relevant certificates issued before 1 January 2025 retain legal validity and are not required to be exchanged merely for the new format. That addresses format transition; it does not establish the authenticity or present correctness of a particular seller’s document.

Keep an older certificate in the investigation file and ask which current verification and register enquiries are required. Do not conclude that it is invalid solely because it lacks the newer layout. Equally, an official-looking older document should not be accepted without matching it to the actual property and proposed transaction.

  • Preserve the original certificate title and reference.
  • Separate format transition from authenticity questions.
  • Connect the land and attached-property description with the offer.

Read QR information within its purpose

The government’s Hanoi report describes implementation of the newer QR-bearing certificates from 2025 and information about the parcel and house integrated with the code. Ask the adviser how the actual document and relevant official information should be examined for the acquisition.

A readable code is one part of a document enquiry rather than a physical inspection or a complete charge investigation. Preserve the reference, date and information scope. Confirm the current competent process for the property’s location, and obtain separate advice on buyer eligibility and the interest that can be acquired.

Fictional example: an older certificate for a Hanoi home

This original scenario does not describe a Vietnamese certificate or decide any person’s acquisition eligibility.

Fictional format-versus-evidence file

The buyer keeps the older document and asks current questions

A buyer receives a certificate in an older format for a home in Hanoi. The buyer records its title and property references, then asks the adviser which current enquiries will establish the relevant rights and document position.

The worksheet does not discard the certificate merely because a newer advertised home has a QR-bearing document. It also keeps the building description, seller authority and current registered matters open until the appropriate evidence is available.

Finish the practical acquisition checklist

Arrange appropriate condition, access, measurement and intended-use checks. Ask which documents must be refreshed before commitment and how advertised alterations or accessories connect with the certificate description. A format-transition explanation does not approve a sale, renovation or a particular purchaser.

Browse Vietnam listings through the country links below and compare equivalent rights, terms, components and area definitions. Collect the document references needed for comparable enquiries. MarkMyProperty supports discovery and comparison; its map pin does not certify certificate authenticity, land-use rights, ownership authority or permission for building work.
