Uruguay Property Buying: Registry Information vs Cédula Catastral

Separate Uruguay’s registered-act information from the cadastral base-value document and collect the padrón and unit details needed for a property enquiry.

By MarkMyProperty · Updated

Coverage: Uruguay Dirección General de Registros and Dirección Nacional de Catastro services; individual purchase, title and tax questions require the relevant professional advice.

Start with the padrón and property location

Uruguay’s current DGR certificate guidance identifies the property through its department, relevant locality or section and padrón. Collect these references from the seller’s documents before asking for the enquiry. A location name on an advertisement is useful context but does not identify the registered property by itself.

For propiedad horizontal, the official request guidance also addresses block, level and unit information. Ask which references cover the apartment and any separately offered component. Keep the transaction description beside the identifiers so the intended acquisition can be matched with the resulting documents.

Use DGR information for the registered-act enquiry

The Dirección General de Registros describes its inmueble information certificates as giving information about acts registered for the identified property. Ask the escribano to specify the appropriate certificate enquiry and explain the relevant entries, period and scope for the proposed acquisition.

Record the document date and any matter needing supporting evidence. An enquiry returning no relevant act within its requested scope should not be enlarged into a statement about every possible property issue. Keep unanswered ownership, party-authority or charge questions visible until the adviser has the evidence required.

  • Record department, locality or section and padrón.
  • Add the relevant horizontal-property identifiers.
  • Keep the DGR enquiry date and scope with its result.

Understand the different cadastral-value document

The Dirección Nacional de Catastro describes the cédula catastral as a legally recognised document certifying a property’s base cadastral value. Its urban request information includes department, locality, padrón and relevant unit details; its rural information uses department and padrón.

That is a different purpose from the DGR registered-act enquiry. Keep the cadastral base value separate from the seller’s asking price, any private valuation and the evidence about rights being acquired. A familiar padrón appearing on both documents helps connect them without making their contents interchangeable.

Fictional example: one apartment, two document rows

The following scenario is invented and contains no Uruguayan market valuation.

Fictional purchase worksheet

The buyer labels the value and the registered acts

A buyer collects a DGR information certificate and a cédula catastral for an apartment. One row records the registered-act enquiry; another records the cadastral base value and matching unit details.

The buyer asks the escribano to explain the acquisition evidence and compares the asking price separately using equivalent offers, inclusions and condition. The cadastral value is not treated as proof that the asking price is fair or that every charge question is resolved.

Complete the property-specific comparison

Arrange appropriate checks on condition, access, measurements and intended use. Ask which additional documents are required before commitment and when enquiries should be refreshed. Neither document inspects the building or explains a repair allowance from photographs alone.

Browse Uruguay listings using the country links below and request equivalent identifiers and document scopes for each candidate. Compare the same property interests and area definitions. MarkMyProperty supports discovery and comparison; it does not certify a DGR result, cadastral value, legal boundaries or the seller’s authority.

Frequently asked questions

Is the cédula catastral a DGR information certificate?

No. Catastro describes it as certifying the cadastral base value. DGR information certificates concern registered acts for the identified property.

Why do apartment unit details matter?

The official services ask for relevant horizontal-property identifiers. Confirm the exact unit and every included component.

Does cadastral value determine the purchase price?

Keep its official value purpose separate from the asking price, condition assessment and comparison with equivalent offers.
