Buying Property in Türkiye: Tapu, Parcel and Land Registry Checks

Connect a Turkish property offer to its Tapu and parcel, distinguish a preliminary contract from registered ownership, and prepare the transfer questions.

By MarkMyProperty · Updated

Coverage: Türkiye, also commonly called Turkey; property category, buyer eligibility and restrictions require checks for the actual acquisition.

Identify the title and parcel behind the offer

Tapu is commonly used when discussing the Turkish title deed. Ask for the actual land-registry particulars and the unit or parcel being offered. Match the city, district, neighbourhood or village, block and parcel references with the advertisement and supporting documents before interpreting a familiar development name as a title identity.

The Presidency’s Investment Office explains that ownership acquisition must be registered at the land registry directorate. It also distinguishes a preliminary property contract from the transfer itself. A reservation, written promise or notarised preliminary agreement should not be described as completed registered ownership simply because money has been paid.

Use the official parcel enquiry for location questions

Official investment guidance links to TKGM’s parcel enquiry, where relevant location and parcel references help identify basic property information. It notes that personal owner information is not publicly available through that enquiry. Use the service to orient the parcel, not to claim a public map has verified the seller’s identity.

Compare the queried parcel with the land or apartment shown during a viewing. For a unit in a building, ask how the relevant separate-property details connect to the parcel and title. Resolve an unexplained difference in unit, extent or location through the registry and advisers rather than changing the record to match the sales description.

  • Record the actual title and parcel references.
  • Match the unit and included rights.
  • Use the official parcel service for its stated public-information purpose.
  • Keep seller-authority and title enquiries separate.

Investigate burdens and the seller’s authority

The Investment Office identifies mortgages, liens and similar restrictions as matters to check before starting the transfer procedure. Have the appropriate registry and professional enquiries made for the actual property, and ask what evidence establishes the seller’s right and any representative’s authority.

If a recorded burden is to be cleared, agree who must do it and what evidence will be required before completion. Ask which additional checks concern building permissions, property use, occupation and the condition of the home. A parcel map does not answer all of those questions.

A fictional preliminary-contract comparison

This is an organisational example, not an interpretation of a specific Turkish contract.

Prepare the actual acquisition and completion file

Ask a suitable Turkish adviser and the land registry which buyer qualifications, identity, funding, valuation and other documents currently apply. Do not use a general investment guide as a complete personal checklist. Property purchase, loan approval and any citizenship or residence application are different processes.

Browse Türkiye listings to compare locations and stated offers, then request the title particulars for the property worth investigating. MarkMyProperty does not conduct Tapu enquiries or certify a purchaser’s eligibility. Its location tools support the shortlist while official records and transaction advice establish the interest and registration steps.

Frequently asked questions

Does a preliminary property contract transfer ownership in Türkiye?

No. Official investment guidance distinguishes that commitment from acquisition registered at the land registry.

Does the public parcel map show the owner’s personal information?

Official guidance states that personal owner information is not available through that public enquiry. Arrange the appropriate separate title and authority checks.

Does a property purchase automatically settle citizenship or residence?

No. Have any such application and its current requirements assessed separately from the conveyance.
