Buying a House in Sweden: Prepare Your Lagfart Application
Prepare the property designation and purchase documents for Swedish lagfart, understand the application timeframe and check current identity requirements.

Coverage: Swedish real-property and tomträtt acquisition; do not apply this workflow automatically to a bostadsrätt housing-cooperative purchase.
Identify the right acquisition process
Lantmäteriet describes lagfart as registration of the owner following an acquisition of real property. Its purchase guidance also addresses registration of a tomträtt holding. First ask which kind of property interest you are buying; a home’s appearance does not identify the legal arrangement.
The authority says the application should be made within three months of acquisition. Put this step on your purchase timeline and decide who will submit it. Do not assume that someone else has lodged the application merely because financing or the handover of keys has been arranged.
Collect the designation and purchase documents
The purchase guidance requires the complete official property designation in the application and acquisition document. Copy it exactly from the transaction papers. Keep the home’s postal address as a supporting reference rather than substituting it for the designation.
Check the authority’s current instructions about the purchase document, originals or electronic submission and any linked contract. If one document refers to another or conditions remain unresolved, ask your adviser which documents are required. A photo of a signed page may omit the provisions relevant to registration.
- Copy the full official property designation.
- Keep all connected purchase documents in one file.
- Agree who submits and monitors the application.
Check the current identity requirements
Lantmäteriet’s current guidance states that purchases from 1 July 2026 require the buyer’s Swedish personal identity number, coordination number or Swedish organisation number, as applicable. Its guidance also describes additional documentation for legal entities. Confirm the applicable requirements using the actual transaction date and buyer circumstances.
If you do not have a required identifier or document, ask the relevant authority about obtaining it early. Do not replace it with an unrelated overseas number in a field because the form accepts text. Keep the explanation and any requested evidence in the application file.

This example concerns preparation, not a decision by Lantmäteriet.
A contract refers to a later document
A buyer saves a signed contract but overlooks a reference to another purchase document. Before submitting, the buyer checks the official instructions with the adviser and asks whether the additional document must accompany the application.
The worksheet records the acquisition date, official designation, applicant identifier and each required attachment. An empty attachment line remains a task to complete, not evidence that the document is unnecessary.
Keep registration separate from property suitability
Ask about the property’s condition, access rights and proposed use before you commit to the purchase. Successful document preparation does not establish that the house is sound or that a planned extension is allowed. Maintain separate questions for the transaction adviser, inspector and relevant municipality.
