South Korea Property Buying: Building Register vs Land Register

Choose the relevant South Korean building-register type, keep land-register information separately labelled and prepare apartment and plot questions for a purchase.

By MarkMyProperty · Updated

Coverage: South Korea Government24 building and land administrative-record services; ownership, charges, acquisition eligibility and transaction evidence require their appropriate separate enquiries.

Identify the building and the advertised unit

Government24’s official building-register service lists general-building records, collective-building heading records, exclusive-part records and aggregate records. Collect the building and unit identifiers from the seller’s documents and ask which record type matches the candidate property.

An apartment address can identify a building conveniently without explaining which document concerns the individual unit. Keep the building, block and unit information with the offer. Ask how parking or other included components connect with the relevant documents rather than treating the whole development as one undifferentiated record.

Choose the record type deliberately

The listed building-register products have different scopes. Write down the actual type supplied and ask the adviser which additional material is needed. A heading document for a collective building should not silently be labelled as the evidence for every advertised feature of a particular apartment.

Government24’s service guidance also distinguishes building-record enquiries from floor-plan or current-layout document requests, directing the latter through the relevant building service. If the buyer needs a plan, ask for the appropriate document and access requirements rather than expecting it inside every basic register result.

  • Record the exact building-register type.
  • Connect the individual unit with the building references.
  • Request plans separately when the investigation needs them.

Keep the land administrative record separate

Government24 describes land and forest-land register information as covering such matters as location, parcel number, land category, area and recorded owner details. Collect the relevant parcel references and connect them with the building or land offered for acquisition.

Keep that administrative information separate from the legal-rights and charge investigation specified by the transaction adviser. Do not infer that a recorded name or area in one administrative document answers every transaction question. The apartment, its land connection and the proposed interest each need a clear explanation.

Fictional example: an apartment heading record

This invented worksheet makes no finding about a Korean building or owner.

Fictional unit-document checklist

The buyer asks for the record concerning the actual apartment

A buyer receives a collective-building heading record for an apartment offer. The buyer asks which exclusive-part information and relevant plans describe the intended unit, and which parcel references connect the building with the land.

The worksheet preserves the heading record while adding the missing unit, plan and rights questions. The buyer does not assume the advertised internal layout is verified simply because the building name matches the document.

Complete a property-specific purchase investigation

Ask the adviser which ownership, charge and seller-authority evidence is needed and when important enquiries should be refreshed. Arrange appropriate condition, access, measurement and intended-use checks. Administrative documents provide defined record information rather than a complete building inspection or permission for alterations.

Browse South Korea listings through the country links below and compare equivalent unit interests, inclusions and area definitions. Obtain comparable document scopes for serious candidates. MarkMyProperty supports discovery and comparison; it does not certify Government24 records, legal boundaries, ownership authority or the permission status of an advertised conversion.
