Buying Property in Serbia: eKatastar Search and Official Extracts

Use Serbia’s RGZ public cadastral service to identify a property, understand public-access limits and prepare the right references for an official extract.

By MarkMyProperty · Updated

Coverage: Serbia RGZ cadastral-record preparation; transaction authority, pending matters and building questions need separate investigation.

Begin with the cadastral municipality

Serbia’s Republic Geodetic Authority, RGZ, provides eKatastar public access to registered property information. Its guidance describes searches by parcel number within a cadastral municipality or by the property address. Collect those details from the seller’s documents before selecting a result.

An apartment offer may refer to a building, a parcel and a particular unit. Ask the seller to explain which reference identifies each component. A search for the right street does not make every unit in the result equivalent to the one advertised.

Understand the public-access scope

RGZ distinguishes the basic information available through public access from the expanded access available to registered users with the relevant arrangements. Use a public result to organise questions, and ask your adviser whether an official extract or additional records are needed.

Follow the authority’s current access rules. If the service is unavailable or a result lacks detail, preserve that limitation. Do not attempt to bypass access restrictions or conclude that the missing information establishes a clear title. A completed purchase investigation requires answers to the actual questions.

  • Match the cadastral municipality and parcel or unit.
  • Record the service used and enquiry date.
  • List information missing from the public result.

Request the relevant extract

RGZ’s extract guidance identifies the cadastral municipality and parcel number or owner information among the request details. Use the competent service and current application instructions. If you do not know the parcel number, the authority directs users to address-based cadastral information to help identify it.

Keep the issued extract, seller’s acquisition documents and any relevant transaction authority together. Ask an adviser to explain rights, charges or other matters requiring investigation. The extract request is a document-gathering step, not a substitute for advice on who can transfer the proposed interest.

Fictional example: the building is found, the unit is not explained

This original scenario illustrates an identification problem without reporting a Serbian title finding.

Fictional eKatastar worksheet

An apartment and a cellar

A buyer locates the correct building through its address. The advertisement includes a cellar, but the supplied papers do not explain the cellar’s relationship to the apartment. The buyer records the building result and the accessory question separately.

The seller is asked for the relevant unit and accessory documents, and the adviser decides which extracts or further enquiries are required. A successful building search does not convert the unexplained cellar into a confirmed part of the purchase.

Add condition and use enquiries

Arrange suitable physical checks and ask the relevant authority or adviser about building use and any proposed works. Keep boundary and access questions separate from a portal result. The public cadastral service helps locate evidence but does not inspect the home or confirm every aspect of the intended purchase.

Browse Serbia properties using the country links below. For each serious candidate, retain the advertisement, exact identifiers, dated results and open questions. MarkMyProperty’s map pin assists discovery and does not certify RGZ records, building approval or the seller’s transaction authority.

Frequently asked questions

How can I search Serbia’s eKatastar?

RGZ describes parcel-number searches within a cadastral municipality and address-based searches. Use the exact identifiers from the property papers.

Does public access provide every available detail?

No. RGZ distinguishes basic public information from expanded registered-user access. Ask which additional records are needed for your purchase.

What if the address search finds only the building?

Ask for the exact unit and accessory references and the documents connecting them to the offer before drawing a purchase conclusion.
