Checking a Property Advertisement in Saudi Arabia: REGA and FAL License Enquiries

Use Saudi REGA’s advertisement and FAL license enquiries to check the relevant references, then prepare separate property, contract and payment questions.

By MarkMyProperty · Updated

Coverage: Saudi Arabia; establish the advertised transaction, the party’s role and current requirements. Buyer eligibility and title are separate from license enquiries.

Ask for the advertisement reference and the party’s role

Before relying on a Saudi property advertisement, identify who is offering the property and what role that person or business performs. Ask for the relevant advertisement-license reference. If a broker is involved, request the applicable professional-license details as well. Keep the property offer and the intermediary’s credentials as separate records.

The Real Estate General Authority provides an official enquiry for real estate advertisement licenses using the license number. It also offers a separate enquiry concerning FAL licenses. These services answer licensing questions; they should not be presented as independent verification of a property’s condition, ownership or future investment return.

Repeat the enquiry through the official service

Navigate through REGA’s official service and enter the actual advertisement number rather than accepting a screenshot as the complete check. Compare the result with the reference supplied and relevant particulars displayed. Save the date and ask the authority to clarify a missing, inconsistent or unclear result.

Where a professional FAL license is relevant, use its own enquiry route and match it to the person or establishment involved. Do not interchange the two identifiers. A business’s professional status and the status of an individual advertisement are different questions, even when both are mentioned in the same sales message.

  • Record the advertisement and relevant professional references separately.
  • Use REGA’s official enquiry entry points.
  • Match the party and available particulars to the offer.
  • Retain dated results and resolve inconsistencies.

Connect the advertisement to the actual property

Request the unit or parcel description, location, asking terms and evidence of the seller or landlord’s authority. Check whether the advertised offer is for sale, rent or another arrangement. Have a suitable adviser identify the property records and transaction documents needed for that actual interest.

If the property shown during a viewing differs from the advertisement, record the change and ask what evidence supports the replacement offer. A license number copied from a different listing should not become clearance of a new unit simply because the same intermediary is involved.

A fictional two-reference worksheet

This example separates enquiry types and does not allege a violation by any advertiser.

Review eligibility, contract and payment separately

Ask about the current buyer or tenant requirements that apply to your circumstances, particularly where a foreign acquisition is proposed. Review the contract, fees, deposits, payment recipient and handover terms through the appropriate professional route. An advertisement-license result does not decide those separate matters.

Browse Saudi Arabia sale or rental listings with the purpose made explicit, then request the relevant identifiers from the lister. MarkMyProperty does not issue REGA or FAL licenses and does not certify that an advertisement or buyer meets Saudi requirements. Official enquiries support the shortlist while property and contract checks establish the transaction being proposed.

No. REGA provides separate enquiries. Use each for its relevant purpose and match it to the actual offer or party.

No. Obtain the appropriate property documents, seller-authority evidence and transaction review separately.

Does a valid advertisement confirm a foreign buyer’s eligibility?

No. Confirm the current acquisition requirements for that buyer, property and proposed interest.
