Buying Property in Portugal: How to Use the Certidão Permanente Predial
Check Portugal’s permanent land-registry certificate, access-code validity and pending registrations, and connect the record to the exact home offered.

Coverage: Portugal registered property; the competent registry, unit description and actual transaction determine the records and completion checks needed.
Identify the land-registry description of the property
The certidão permanente predial provides land-registry information for a Portuguese property. Ask for the correct registry description and any fração autónoma identifying the separate apartment or unit. A postal address alone may not explain the legal property and included rights offered by the seller.
Portugal’s current official registry portal describes the permanent certificate as presenting registrations in force and pending registration requests. It distinguishes that certificate from simplified, non-certified property information. Ask the transaction professional which record is needed for the actual investigation and completion.
Use the access code through the official service
Obtain the appropriate certificate access through the legitimate transaction route and consult it using the current official registry service. Older Justiça service links now lead to the Conservatória Virtual directory. Use that directory for the relevant request, consultation and renewal functions instead of relying on an outdated screenshot of the process.
Record the code’s validity and the date of your consultation. Ask the adviser which current evidence needs to be retained or refreshed near completion. A printed copy shows what was captured at that time; it should not automatically be treated as a fresh check of later entries or pending requests.
- Match the registry description and unit fraction.
- Use the correct official certificate or information service.
- Record consultation date and access validity.
- Review current and pending entries with the adviser.
Interpret ownership, burdens and pending requests
Have the adviser compare the registered interests with the seller’s authority and proposed conveyance. Ask what any mortgage, seizure or other relevant entry means for completion and how a required release will be evidenced. A payment arrangement described by the seller needs to be connected to the actual registry and contract steps.
Give pending registration requests their own entry in the purchase file. Ask their purpose, stage and effect on the intended transaction instead of omitting them because the currently registered owner appears familiar. The permanent certificate’s inclusion of pending requests is useful precisely because the record can involve more than settled historical entries.
A fictional pending-registration check
This example identifies a question to resolve rather than the legal effect of a particular request.
A clear owner name and an unexplained pending request
A buyer consults a certificate showing the seller’s name, but there is also a pending registry request. The buyer asks the adviser to establish its subject and how it affects the proposed sale.
The file retains the consultation date and the explanation. The buyer does not remove the pending item from the checklist merely because the seller says it is routine paperwork.
Connect the record to physical and transaction evidence
Ask about the separate building, tax, use and other documents required for the actual home and transaction. Reconcile the registered description with the property shown and any parking or storage rights. Arrange suitable condition and planning checks rather than treating registry information as a physical inspection.
Browse Portugal sale listings to compare locations and stated offers, then request the identified property record for the shortlist. MarkMyProperty does not issue Portuguese registry certificates or certify ownership. Its lister-supplied location helps organise the search while official records and professional review establish the interests and completion requirements.

Frequently asked questions
Does the permanent property certificate include pending requests?
Yes. The official portal describes current registrations and pending registration requests. Have both reviewed for the transaction.
Is simplified property information the same as certified registry evidence?
No. The official service distinguishes non-certified simplified information from the permanent certificate. Confirm the required form.
Does an old printout count as a new registry check?
No. Record its date and ask when the official information and access need to be refreshed for completion.
