Pag-IBIG Housing Loan Requirements: A Residential Lot Buyer’s Document Checklist

Organise borrower, income and property documents for a Pag-IBIG residential-lot housing loan, and keep application, approval and loan release steps separate.

By MarkMyProperty · Updated

Coverage: Philippines; retail-account purchase of a residential lot. House construction, house-and-lot, developer-assisted and 4PH applications can use different requirements.

Choose the checklist for the actual loan purpose

Pag-IBIG housing finance covers different purposes and application routes. Before collecting documents, establish that your application is for a residential-lot purchase under retail accounts. A checklist for construction, a developer-assisted purchase or the 4PH program should not be silently substituted for that purpose.

The official residential-lot checklist is published as HQP-HLF-730. It identifies the relevant Housing Loan Application forms and supporting borrower requirements. Download the currently available version and ask the servicing branch which additional or updated items apply to your circumstances and proposed property.

Build the borrower document file

Use the official checklist to organise the application, requested photographs, identity evidence and income documents. Follow the categories appropriate to your employment or income source. The evidence for an employed applicant can differ from that for a self-employed or overseas applicant; ask rather than forcing every case into one list.

If there is a co-borrower, spouse or authorised representative, identify the applicable document requirements for that person too. Check whether a Special Power of Attorney or other authority is needed. Record originals, copies, signatures and validity requirements in a document index before the branch visit.

  • Confirm the current retail residential-lot checklist.
  • Record the relevant borrower and co-borrower requirements.
  • Organise income evidence for the applicant’s actual situation.
  • Check representative authority and document form requirements.

Investigate the lot independently of the loan application

Ask Pag-IBIG and your conveyancing professional what property documents and security requirements are needed for the actual parcel. Match the title, tax and technical information requested to the lot offered. A seller’s statement that the property is Pag-IBIG-ready does not establish either title clearance or your loan approval.

Continue the ownership and seller-authority checks, including the relevant Land Registration Authority evidence. If the lot is in a subdivision, investigate the project’s applicable approvals separately. Ask how appraisal, eligibility and any existing housing account affect the application; do not infer an available loan amount from the asking price.

Borrower worksheet

Documents ready, financing still unconfirmed

A buyer has assembled identity and income documents but has not yet confirmed the seller’s lot documents or the property assessment. The buyer asks the branch for the outstanding requirements and asks the seller about a contract condition for financing.

The worksheet keeps document submission, credit and property assessment, approval conditions and release evidence as separate stages. A complete-looking folder is not recorded as an approved or released loan.

Reconcile the purchase contract with the financing steps

Before agreeing to payment deadlines, discuss what happens if the loan is delayed, approved for less than expected or not approved. Ask the branch about the conditions for release and the seller about the contractual payment sequence. Budget separately for amounts and transaction costs the loan will not cover.

Browse Philippines sale listings to compare residential-lot locations, then request the evidence for the shortlisted parcel. Use the checklist to prepare for the branch, not to promise an approval date to a seller. MarkMyProperty does not process Pag-IBIG applications or certify that a listed lot qualifies as security.

Does a seller’s Pag-IBIG-ready claim establish a clear title?

No. Verify the parcel, title and seller authority independently, and confirm property requirements with Pag-IBIG.
