Peru Property Buying: Copia Literal vs Certificado Registral Inmobiliario

Separate SUNARP’s literal record copy from the CRI, collect the correct partida and investigate pending registration titles before buying property in Peru.

By MarkMyProperty · Updated

Coverage: Peru SUNARP property-register publicity services; the appropriate document, history period and transaction investigation depend on the property and proposed acquisition.

Identify the partida and competent office

SUNARP’s property certificate guidance uses the registered property reference and the relevant registry office. Start by collecting these details from the seller’s documents. Keep the address, advertised description and registered references together so the requested document concerns the intended home or parcel.

If parking, storage or another interest is offered alongside a dwelling, ask which references identify those components. Do not assume a single copied page describes the entire package. The file should make it possible to compare the acquisition wording with each component’s actual documentation.

Understand what a copia literal reproduces

SUNARP explains that a certificado literal, also called copia literal, reproduces all or part of the relevant archived documents or registered record. Record whether the supplied copy is complete or limited to selected material. A page extracted for one question may not contain the rest of the information needed for another.

The official online guidance provides a certified-publicity route through SUNARP services. Use the appropriate current service and retain the issued document and verification details. Ask your adviser which record entries or archived documents must be read in full rather than relying on a seller’s summary.

  • Collect the registry office and registered reference.
  • Label complete and partial copies accurately.
  • Identify documents for each advertised component.

Use the CRI for a different information scope

SUNARP’s Certificado Registral Inmobiliario, CRI, service describes information about the property, current and earlier owners, registered charges and pending registration titles. Its published scope includes specified history periods; ask the adviser whether that scope answers the questions relevant to the acquisition.

Pending titles are especially useful questions to keep visible. Ask what the pending matter concerns and which further evidence or timing decision is needed. Do not treat a brief current-owner line as the complete answer when the certificate identifies another matter awaiting registration.

Fictional example: a pending mortgage title

Fictional document comparison

The buyer records an unresolved pending matter

A buyer obtains the documents specified by the adviser and sees a pending title relating to a mortgage. The buyer records its reference and asks for an explanation of the proposed loan, registration stage and implications for the intended sale.

The comparison keeps the property description, ownership evidence, existing entries and pending title in separate rows. The buyer does not decide that the matter is harmless or that the purchase is impossible solely from an unfamiliar label.

Turn the documents into a purchase checklist

Arrange appropriate physical, access and property-use checks, and ask when important register enquiries should be refreshed. Keep the issued document’s date and scope beside the adviser’s answers. Registry publicity does not inspect the building or establish a repair budget for the advertised condition.

Use the Peru listing links below to compare offers on a consistent property-interest and inclusion basis. Ask for the references needed to obtain equivalent evidence for each candidate. MarkMyProperty helps with discovery and comparison; its map pin does not certify SUNARP records, legal boundaries or ownership authority.

Frequently asked questions

Is a copia literal the same service as a CRI?

No. SUNARP describes literal reproduction of documents or records separately from the CRI’s specified property, ownership, charge and pending-title information.

Can a literal copy be partial?

SUNARP describes total or partial reproduction. Record exactly what was supplied and ask which additional material is needed.

Does a CRI include pending titles?

The official service description includes pending registration titles. Ask your adviser to explain relevant entries before relying on the file.
