Property Exchange in Oman: Title Deed and Krooki Checklist

Prepare Oman’s title deed and cadastral drawing for a property exchange, check both properties separately and organise authority, mortgage and document questions.

By MarkMyProperty · Updated

Coverage: Oman Ministry of Housing and Urban Planning property-exchange service; this is a document checklist for that service and the particular parties and properties.

Treat each side of the exchange as its own investigation

Gov.om describes a service for registering an exchange contract between real-estate owners. Its required documents include the title deed and cadastral drawing, commonly called the krooki. Start with a separate file for each property rather than treating the exchange as one simple swap of addresses.

Record each property’s identifiers, advertised components and documents. If one side includes a home and additional land or another unit, ask how every component is represented. An agreement about comparative value does not explain what rights and property each side can actually transfer.

Match the title deed and cadastral drawing

Put the deed references beside the krooki and ask the adviser to explain any difference in description, extent or identifiers. The government guidance says the cadastral drawing must be renewed if needed. Ask whether the current document is adequate for the proposed transaction.

Do not redraw the official extent from an exchange proposal or map pin to make the documents agree. Record the discrepancy and request the relevant evidence. Keep the complete documents and their dates, including any additional references for buildings or accessories.

  • Keep a separate title-and-krooki file for each property.
  • Match identifiers, extent and included components.
  • Ask whether the cadastral drawing needs updating.

Confirm parties, authority and relevant restrictions

The service guidance sets conditions relating to the parties’ presence or authorised representation and legal competence. It also addresses seizure, mortgages and planning restrictions for the exchange service. Ask the transaction adviser which approvals and evidence are needed for the actual properties.

If one owner acts through an agent, keep the authority documents with that owner’s file. If a mortgage is relevant, ask which lender approval or other arrangement the service requires. Do not assume that exchanging property avoids documentary or eligibility questions simply because no ordinary sale price is being paid.

Fictional example: two krooki documents with different dates

This original exercise does not describe an Omani exchange or official decision.

Fictional exchange worksheet

One property has an unexplained changed outline

Two owners discuss exchanging properties. One supplies a newer krooki and the other supplies an older drawing alongside an advertisement showing a larger outline. The adviser is asked to explain the extent and whether an updated drawing is required.

The worksheet keeps the evidence for each side separate. Agreement about the exchange value does not remove the unresolved boundary and document question on the second property.

Complete the condition and transaction file

Arrange suitable physical, access, boundary and intended-use enquiries for both properties. Ask about the service’s current procedures and applicable costs using the exact transaction circumstances. A complete deed-and-drawing pack does not inspect either home or approve planned works.

Use MarkMyProperty’s Oman links to browse properties and prepare comparable document questions. Keep the exchange proposal separate from evidence of registration completion. Listing locations support discovery and do not certify title, krooki accuracy, lender consent or the parties’ eligibility for the exchange.
