Montenegro Property Buying: List Nepokretnosti and Electronic Copies
Prepare Montenegro property identifiers, distinguish online viewing from the official document you need and organise ownership-sheet and supporting-record questions.

Identify the precise property record
A list nepokretnosti, or property sheet, is an early document to discuss when investigating a Montenegro purchase. Ask the seller for the cadastral municipality and the relevant property, parcel, building or unit references. Keep the address and marketed name as supporting identifiers.
Put separate land, parking or storage interests on their own rows. An attractive property photograph can present several components as one offer while the documents need to explain their different references and ownership arrangements. Ask the adviser what the proposed acquisition actually includes.
Distinguish viewing from obtaining the document
The Real Estate Administration’s 2026 announcement describes a new electronic service for obtaining property and possession sheets through the official portal. It explains selecting the required document, making the relevant electronic payment and downloading the official electronic result.
Use the current government guidance to select the service suitable for your enquiry. Do not assume that a public screen view, an older paper copy and a newly issued electronic document have identical scope or purpose. Ask the transaction adviser which result is needed and preserve its date and original file.
- Record the cadastral municipality and precise references.
- Note whether you have a screen result or issued document.
- Keep the document’s date and complete electronic file.
Request supporting records where needed
The government’s cadastral-service directory separately lists property or possession-sheet requests, plan copies and other record services. Ask which documents are necessary to explain ownership, extent, access or a relevant entry. Ordering one item should not be treated as completion of every enquiry.
If a seller says an entry has changed, ask for current supporting evidence and the adviser’s explanation. Keep a dated position and an expected future step on separate lines. An unresolved record or documentary discrepancy should remain visible in the purchase file until it is addressed.
Fictional example: the seller’s old printout
This original exercise does not describe a Montenegro property or official finding.
A recent event is not explained by the old copy
A buyer receives a property-sheet printout made before the seller mentions a later change. The buyer records the old document date and asks which current official result and supporting material are needed.
The adviser explains how the claimed change relates to the proposed sale. The buyer does not amend the old printout or treat a recent verbal assurance as if it were an issued record.
Complete the broader purchase enquiries
Arrange appropriate condition, access, boundary and intended-use checks with suitable advisers and authorities. A property document does not inspect the house or confirm a planned renovation. Ask who will refresh important enquiries and what evidence must be available before commitment.
Browse Montenegro properties through the country links below and request comparable evidence for each serious candidate. Retain the advertisement, identifiers and open questions together. MarkMyProperty’s location information supports discovery and does not certify cadastral extent, the meaning of entries or transaction readiness.
