Liechtenstein Property Buying: Grundbuch Extract and Grundverkehr Approval

Understand Liechtenstein land-register access, the scope of a Grundbuch extract and separate Grundverkehr approval questions before comparing property offers.

By MarkMyProperty · Updated

Coverage: Liechtenstein Landesverwaltung public land-register and land-transaction guidance; current access rights, approval applicability and the actual transaction require individual professional advice.

Identify the parcel and the exact register question

For property in Liechtenstein, the Landesverwaltung distinguishes inspection of particular land-register sheets from the information available without demonstrating a legitimate interest. Its public guidance also warns that telephone information carries no assurance of accuracy or completeness. A quick telephone answer therefore has a different evidential purpose from an issued extract.

Ask the adviser to identify the parcel and relevant sheets, the requested document and the basis for access. Keep the issue date, issuing office and completeness of the response with the property file. A street address alone may leave an adjoining parcel or separate interest unidentified.

Understand the scope of public information

The published access description lists property identification, owner identification, ownership form and acquisition date, plus certain easements, land charges and annotations among the information available without that interest demonstration. Wider inspection or an extract needs the appropriate access enquiry.

Use authorised channels for the actual request. Ask which entries and supporting instruments the adviser needs to interpret. Do not assume that a seller’s cropped image contains the full current record, or that every item affecting the proposed use can be understood without its underlying document.

Keep acquisition approval and registration separate

The Grundverkehr guidance says property acquisitions, including co-ownership, generally require authority approval, subject to exceptions. Certain other rights can also fall within the regime. The competent authority is the Amt für Justiz, and the official form and supporting-material requirements must be checked for the particular transaction.

The same guidance expressly separates that approval from the property-law examination before land-register entry. Ask which approval, conditions and registration stages apply to the proposed interest and applicant. A submitted form or favourable administrative decision should be labelled by its actual stage.

A fictional document comparison

Suppose a buyer considering a home near Vaduz receives a telephone summary, an older extract and an approval application receipt. Their worksheet gives each item its own row: parcel, document date, purpose, stage and unanswered question. The receipt stays under application evidence, while the extract stays under record evidence.

The adviser is asked whether the approval is actually issued, which conditions remain and whether an updated extract is needed. If a separate access parcel appears in the offer, it receives its own reference. This is an original example of organising enquiries, not an approved transaction or a rule about every buyer.

Compare the home and the proposed interest

Arrange appropriate building-condition, access, boundary and intended-use enquiries alongside legal work. Compare the interest offered, shared components and continuing obligations rather than treating the asking price as the complete comparison. Confirm current charges and procedural requirements with the competent professionals.

Does every reader have unrestricted access to every sheet?

Check the legitimate-interest requirements and the narrower public-information categories with the competent office.
