Coverage: Lesotho LAA public FAQ and transfer service guidance; actual applicant eligibility, lease rights, current documents and requirements need competent property-specific advice.
Identify the allocation, survey and lease documents
Lesotho’s Land Administration Authority FAQ lists allocation evidence, identification, Form S10 survey information and verification material for a lease application. Begin by naming the documents actually supplied for the offer.
Keep their property descriptions, references, parties and dates together. An allocation document, S10 and issued lease should remain separate columns in the buyer’s worksheet. Ask the adviser which actual right the seller offers and which document establishes its present stage.
Understand the role of Form S10
The LAA FAQ describes a surveyor preparing and submitting a survey file for examination, with Form S10 issued after the relevant examination and supplied to the client. It then describes proceeding with the applicable documents for a lease application.
This sequence explains why survey evidence and an issued lease are different stages. Ask the surveyor and adviser to connect the S10 with the candidate property and current lease records. A plan or completed survey enquiry should not be described as a finished lease application or transfer.
Separate the proposed transfer from the earlier application
LAA’s transfer guidance identifies different applicant categories and supporting documents. Its individual category includes party identification, marriage documentation where relevant, valuation, ground-rent position and consent-related enquiries.
Ask which current requirements fit the actual parties and developed or undeveloped site. Keep the existing lease, proposed transfer, consent enquiries and resulting recorded evidence separately labelled. Confirm current fees and any relevant ground-rent exemption with the authority rather than assuming another property’s arrangements apply to the offer.
Fictional document worksheet
This original exercise identifies no actual property or claimant and makes no legal finding.
The seller supplies S10 but no clear issued-lease evidence
A buyer receives S10 and an allocation document for a property offer. The adviser matches the descriptions and asks for the actual lease position, competent-record enquiry and proposed-transfer requirements.
The worksheet labels S10 as survey-stage evidence and leaves the issued lease and transfer stages to establish. It does not treat the plan as permission for every future use or presume that a lease has already transferred.
Complete the practical site and applicant enquiries
Arrange appropriate boundary, access, occupation, building-condition and intended-use investigations. Ask which lease terms, applicant permissions and unresolved documentary stages affect commitment. An LAA service description does not inspect a building or determine the buyer’s eligibility for the actual right.

MarkMyProperty’s listings and map pins support discovery; they do not certify S10, an allocation, lease rights, consent, boundaries or registered completion.

Frequently asked questions
Is S10 the issued lease?
LAA describes survey examination and S10 before the applicable lease application. Keep survey and issued-lease evidence separate.
Does every transfer use an identical document packet?
The authority lists applicant and site-related distinctions. Confirm the current requirements for the actual parties and property.
Does another site’s ground-rent exemption automatically apply?
Ask LAA to confirm the relevant property’s present arrangements instead of assuming equivalence.
