Ardhisasa Land Search in Kenya: What to Verify Before Buying a Plot

Prepare a Kenyan parcel search through Ardhisasa where available, match the registered interests and seller, and keep survey and transfer checks separate.

By MarkMyProperty · Updated

Coverage: Kenya; establish the competent land registry, record migration and Ardhisasa coverage for the specific parcel before choosing the service route.

Confirm the parcel and available registry route

Before requesting a Kenyan land search, collect the exact parcel or title reference and identify the competent registry. Ask whether the relevant record and service are available through Ardhisasa. A national platform should not be interpreted as proof that every old reference or parcel can be searched in the same way.

Ardhisasa is the government’s land-information platform. Its official FAQ describes a search as an application to confirm ownership details and other registered interests affecting a property. Start with that defined question, then ask which additional enquiries the lawyer needs for the proposed purchase.

Use legitimate access and the correct reference

Follow the official registration and service instructions for the appropriate individual, company or professional account. Some services require a professional role. Use your own identity or the properly appointed adviser, and obtain any consent or authorisation required by the service instead of borrowing another person’s credentials.

Compare the reference entered with the seller’s title and other documents before submitting. If an old and migrated reference differ, ask the registry for the proper connection. An application for the wrong parcel can produce information that is perfectly readable but irrelevant to the plot you intend to buy.

  • Identify the registry and platform coverage.
  • Match current and earlier parcel references.
  • Use the required legitimate account or professional route.
  • Retain the request, result and search date.

Read ownership and registered interests together

Have the lawyer compare the returned owner details and registered interests with the seller’s statements. Ask about the effect of any charge, caution, restriction, lease or other relevant entry shown in the applicable record. If clearance is proposed, identify the evidence required and who will provide it.

Treat the search as a dated record enquiry. Ask when another check is needed near completion and what other registry or legal investigations remain. A platform response does not determine every unregistered claim, physical boundary issue, seller-authority question or planning permission.

A fictional parcel-reference problem

This example illustrates the scope of a search rather than a finding about a Kenyan title.

Plot buyer worksheet

A result for the neighbouring plot

An agent supplies a search with a reference that differs by one digit from the seller’s title. The buyer records the discrepancy and asks the registry and lawyer to establish the correct reference before relying on the result.

The buyer then connects the confirmed parcel to the survey and land shown during the visit. The earlier result is retained as a document received, not relabelled as clearance of the intended purchase.

Complete the survey, authority and contract checks

Arrange suitable survey and site checks for extent, boundaries, access and occupation. Have the lawyer examine the seller’s authority and the required transfer, consent and release steps for the actual interest. Agree what must be resolved before payment and what official evidence will demonstrate completion.

Browse Kenya listings to compare stated locations and sale offers, then request the parcel evidence for your shortlist. MarkMyProperty does not perform Ardhisasa searches or certify title. Its lister-supplied map pin and outline assist the search while official records and professional review investigate the rights and parcel being offered.

Frequently asked questions

Can every Kenyan parcel be searched through the same Ardhisasa route?

Confirm the parcel’s registry, migration position and service coverage before selecting the route.

Does a search result replace a boundary survey?

No. Registered ownership and interests are different questions from the physical parcel, access and occupation.

Can I rely on a search with a slightly different parcel number?

No. Resolve the reference and request the applicable record for the property actually being bought.
