Jordan Property Buying: Ownership Share vs a Defined Plot

Use Jordan’s DLS share-area guidance carefully, distinguish proportional area from a defined plot and prepare the registration documents needed before buying.

By MarkMyProperty · Updated

Coverage: Jordan Department of Lands and Survey property-share and document guidance; the specific rights, division and transaction require individual advice.

Clarify the interest offered for sale

A Jordan property offer may describe a share in a larger property or a separately identified plot. Ask the seller and adviser to explain which interest is offered before treating an area figure as an exclusive piece of ground. Keep the registered property reference and proposed interest beside the advertisement.

The Department of Lands and Survey, DLS, publishes a formula for calculating the area corresponding proportionally to a partner’s share using the total registered area and share units. That calculation helps interpret a quantity; the purchase file still needs documents explaining the actual rights and property arrangement.

Keep the calculation and physical outline separate

Use the registered total area rather than an estimated outline from a listing photograph. Ask for the share numerator and the total share units in the documents. Preserve the original numbers and units, and ask the adviser to explain any inconsistency before calculating a comparison.

A proportional area figure alone does not identify which physical corner, access strip or building is allocated to a buyer. Ask which division, use or other documents describe the actual arrangement. Do not draw an exclusive boundary on a map merely because the arithmetic produces a convenient area.

  • Identify share ownership or a separately registered plot.
  • Record total registered area and the share basis.
  • Ask for the documents explaining physical use and access.

Request the relevant official record

DLS lists electronic services for property statements and copies of record entries. Ask the adviser which document is required to investigate the seller’s interest and the proposed transfer. Keep a complete current result alongside the acquisition papers and any documents relating to division or use.

The department’s FAQ also describes identity evidence and transaction-specific procedures. Follow the requirements relevant to the actual applicant and transaction. Keep a representative’s authority and a property’s registered position as separate enquiries rather than assuming one document answers both.

Fictional example: one-sixth of a 600 m² property

The numbers are invented to demonstrate proportional arithmetic; this is not a Jordan land record or legal allocation.

Fictional share worksheet

100 m² is a proportional figure

A buyer is shown a one-sixth share of a property with a registered total area of 600 m². The proportional calculation is 600 × 1 ÷ 6 = 100 m². The worksheet labels that number as proportional area.

The buyer then asks which documents, if any, identify a particular physical area for use and how access is arranged. The calculation does not, by itself, select an exclusive 100 m² plot from the larger property.

Complete the practical purchase checks

Arrange suitable condition, access, boundary and intended-use enquiries. Ask how shared responsibilities or unresolved division questions affect the proposed purchase. Compare prices only after understanding whether the offers concern equivalent interests and included property components.

Browse Jordan listings through the links below and request the same share and record information for each serious candidate. Keep dated documents and open questions visible before signing or paying. MarkMyProperty’s map assists discovery and does not allocate a legal share to an exclusive physical boundary.

Frequently asked questions

How does DLS describe calculating a share’s proportional area?

Its FAQ uses the total registered area multiplied by the partner’s share units, divided by the total share units. Confirm the figures in the actual documents.

Does proportional area identify an exclusive plot?

The arithmetic alone does not identify a physical area. Ask the adviser for the documents explaining division, use and access.

Which official documents should I request?

DLS lists property statements and record-entry copies. Ask the transaction adviser which current documents are needed for the particular interest offered.
