Japan Property Buying: Registration Information and Its Scope

Choose Japanese property-registration information deliberately, distinguish owner-only results from broader records and keep maps and building plans separately labelled.

By MarkMyProperty · Updated

Coverage: Japan Ministry of Justice real-property registration and registration-information provision guidance; the appropriate issued evidence and transaction requirements need individual professional advice.

Identify the property enquiry being made

Japan’s Ministry of Justice describes real-property registration as publicly recording a property’s condition and the rights involved. Its registration-information guidance describes online provision of different record information. Start by asking which enquiry concerns the particular land, building or unit offered.

Collect the registered property references from the seller’s documents and connect them with the advertised address and inclusions. Ask which references cover parking or another accessory. Keep the property investigation separate from a company enquiry when a corporate seller or developer is involved.

Distinguish broader information from owner-only information

The ministry’s information-provision guidance lists all-record and selected-information choices, including information limited to the owner’s name and address. Record the actual selection used. A result answering who is recorded as owner is narrower than a request to examine the other relevant registered information.

Ask the adviser whether the supplied selection is sufficient for the question being investigated. If more information or an issued certificate is needed for the transaction, obtain that specified evidence. Do not give a narrowly scoped result the broad label “everything checked” merely because it came from an official information route.

  • Identify the land, building or unit references.
  • Record the information selection actually requested.
  • Keep owner-only information separate from broader record enquiries.

Label maps and building information separately

The ministry also lists maps, land-location drawings, area-survey drawings, easement drawings and building or floor plans within the available information categories. Ask which materials identify the candidate property and answer the boundary, building or interest questions in your purchase file.

A plan can be relevant without answering every rights question. Keep its date, reference and purpose beside the register information. If the visible layout or advertised area differs from a document, ask an appropriate adviser or specialist to investigate rather than assuming one image settles the difference.

Fictional example: an owner-only result for a house

This scenario is invented and is not a Japanese title or building opinion.

Fictional scope comparison

The buyer adds the enquiries needed for the actual purchase

A buyer receives a result showing owner information for a house. The buyer asks the adviser which broader registered information and relevant land or building drawings are needed before commitment.

The worksheet keeps the owner-only result, broader enquiry and plans as separate items. An access question raised at the viewing remains open until the appropriate evidence is available; the owner’s name alone does not answer it.

Complete the document and inspection file

Ask the transaction professional which issued documents, party-authority evidence and refreshed enquiries are required. Arrange appropriate condition, access, measurement and intended-use checks. The purpose is to connect the rights and property description with the actual acquisition, not to treat a convenient online result as a physical inspection.

MarkMyProperty helps with discovery and comparison; its location pin does not certify register information, legal boundaries, the condition of a building or seller authority.

Frequently asked questions

Is owner-only information a complete property investigation?

Record its narrow scope and ask which broader information and issued evidence the transaction professional requires.

Does the ministry list plans as information categories?

Yes. The guidance lists relevant map and building-drawing categories. Ask which specific documents identify and explain the candidate property.

Should a company enquiry replace the property enquiry?

Keep them separate. A transaction party and the actual land, building or unit raise different document questions.
