Checking a Land Certificate in Indonesia: Sentuh Tanahku, BHUMI and Parcel Details
Compare Indonesian certificate and parcel details using ATR/BPN’s official services, and separate app information, application tracking and conveyancing checks.

Coverage: Indonesia; service access and recorded coverage vary. Property rights and transfer eligibility require checks for the actual buyer and certificate type.
Identify the certificate and the right being offered
Before checking an Indonesian property, request the exact certificate reference, parcel identification and type of right. A general claim that land is certified does not tell you who holds the recorded right, its conditions or whether the proposed purchaser can acquire it. Have the applicable right explained by a suitable Indonesian professional.
ATR/BPN’s official guidance describes checking certificate-data consistency through Sentuh Tanahku. The information can include the parcel identification number, certificate type, issue details, location and extent. Treat this as a way to compare the supplied particulars, with appropriate authorised access, rather than permission to inspect or use another person’s private account.
Compare identifiers before interpreting a map
Match the Nomor Identifikasi Bidang, or NIB, and the other recorded particulars against the certificate and advertised parcel. Note the date of the check and the source of each copy. Ask the competent land office about absent or inconsistent information instead of replacing it with a number from a nearby property.
BHUMI provides ATR/BPN spatial services and mapping tools, including functions linked to Sentuh Tanahku. Use the map to orient the location and prepare questions about access and boundaries. A screen image cannot establish every physical boundary, complete title history or legal right of access to the site.
- Record certificate reference, NIB and right type.
- Match the location and recorded extent.
- Use the appropriate official and authorised access route.
- Keep map observations separate from legal and survey findings.
Separate application tracking from certificate clearance
ATR/BPN’s file-tracking service provides information about progress of a land-service application. A status showing receipt or processing is different from a completed result or a transaction-specific certificate check. Ask exactly which service was requested and what final evidence the applicant should receive.
Keep the application number, requester, service description and outcome together. If a seller says a correction or transfer is underway, ask your adviser what must be completed before the proposed purchase can proceed. A pending application should remain labelled pending in the buyer’s file.
A fictional map-and-certificate mismatch
This is a checking scenario, not a determination about an Indonesian parcel.
The same location name, a different extent
The listing advertises 600 m² while the supplied certificate and app record refer to 540 m². The buyer records both figures and asks for a documentary and survey explanation rather than adjusting the official figure to the advertisement.
The buyer then asks the land office and conveyancing adviser whether the discrepancy requires a correction, a different parcel reference or a change to the offer. A consistent-looking map pin is not used to settle the extent question.
Finish the legal and physical investigation
Ask the appointed adviser which formal land-information checks, seller-authority evidence and transfer steps apply. Reconcile recorded rights with possession, suitable survey evidence, intended use and applicable permissions. Digital tools support the investigation but do not decide the buyer’s eligibility or resolve every competing claim.
Browse Indonesia listings to compare locations and stated offers, then request the relevant certificate particulars for the shortlisted property. MarkMyProperty does not access private ATR/BPN accounts or certify Indonesian land rights. Keep its lister-supplied map outline distinct from the official record and professional boundary evidence.

Frequently asked questions
What is an NIB in this Indonesian land context?
It is the parcel identification number used with land information. Match it to the actual certificate and parcel being investigated.
Does an application-tracking result prove that a transfer is complete?
No. Identify the requested service and obtain the appropriate final evidence; receipt or processing is a different stage.
Does a BHUMI map replace a title or survey check?
No. Use it to orient the parcel while the recorded right, legal investigation and suitable physical survey are checked separately.
