Buying Property in Hungary: How to Read a Tulajdoni Lap

Match a Hungarian property’s helyrajzi szám with its title sheet, separate description, ownership and other rights, and use current official access links.

By MarkMyProperty · Updated

Coverage: Hungary property title-sheet preparation; agricultural land, apartment interests and buyer-specific permissions need separate advice.

Begin with the helyrajzi szám

Hungary’s official land-office portal explains that property records are identified by helyrajzi szám within the relevant settlement and location category. Ask the seller for this reference and compare it with the acquisition papers. An address can guide the search but should not replace the exact registered identifier.

For an apartment or a separate garage, ask which individual interest the reference describes. Write the included property components on separate lines. That avoids treating the larger building or land description as if it were automatically the description of the advertised unit.

Separate the title sheet’s three parts

The portal describes Part I as the property information, including area and classification, Part II as ownership information and shares, and Part III as other rights and legally significant matters. Read all relevant parts before forming a conclusion about the proposed purchase.

Ask an adviser to explain entries such as usufruct, easements, mortgage or enforcement rights where they appear. A seller’s ownership share and the existence of another person’s right are separate questions. Keep the references and required follow-up documents next to the relevant entry.

  • Match settlement, location category and parcel reference.
  • Read ownership shares as well as names.
  • Ask for explanations of relevant Part III entries.

Use the current official request route

The land-office portal’s current notice says title-sheet copies can be requested through the new electronic property-registration system, while map copies and certain other services remain in Földhivatal Online. Follow the portal’s current links rather than assuming an old saved tutorial still describes the request route.

Check whether you need a copy showing current entries or historical information as well. The official guidance distinguishes these purposes. Preserve the electronic document and its context; a cropped screenshot can hide the date, scope or entry details needed by the transaction adviser.

Fictional example: the seller owns a share

This original exercise is about asking the right question, not evaluating a Hungarian title.

Fictional title-sheet comparison

A whole-home advertisement and a partial share

A buyer receives a title sheet showing the seller’s ownership share. The advertisement describes the entire home, but the buyer has not yet received an explanation of the other shares or parties involved in the transaction.

The buyer asks the adviser what is actually being transferred and which parties and documents are required. The full advertised living space remains a separate claim to check, rather than being inferred from one owner’s name.

Keep intended use and condition in view

Ask separately whether the property’s recorded classification and your intended use raise additional requirements. A title sheet is not a building-condition report. Arrange appropriate checks of access, physical condition and any proposed works with the relevant local advisers and authority.

Browse Hungary properties through the country links below. Use the same document worksheet for each candidate, retain the issue date and record unanswered questions before signing or paying. MarkMyProperty’s map information helps you locate an offer and does not certify its title-sheet position or boundary.
