Guyana Property Buying: Land Lease vs Transported Property
Distinguish a Guyana land lease from transported property, read the actual lease term and conditions and organise the transfer and survey questions.

Coverage: Guyana Lands and Surveys Commission guidance on state and government land leases; transported property and other tenure require their competent registry and transaction advice.
Identify the tenure before comparing prices
The Guyana Lands and Surveys Commission, GL&SC, distinguishes lease lands from transported lands in its current FAQs. Lease lands revert to the State on expiry of the lease term, while transported land is described as vesting full and absolute ownership in the proprietor. These descriptions are a starting point for identifying what an offer actually involves.
Ask for the document establishing the offered interest, rather than assuming all land advertised for sale has the same tenure. Keep the lease or transport reference with the parcel location and proposed transaction. Compare like interests when discussing asking prices and the buyer’s intended use.
Read the actual lease term and conditions
GL&SC’s current public-land guidance describes long-term leases issued after approval and the relevant cadastral survey, with conditions covering matters such as renewal, subletting, transfer and mortgage. Read the actual lease supplied for the candidate property. Its dates and conditions matter more than a broad statement about a standard lease.
Record the commencement and expiry dates, the parties and the relevant survey reference. Ask the adviser to explain the remaining term and any condition affecting the proposed transfer or use. Do not present an expectation of renewal as an already granted extension.
- Identify lease or transported tenure.
- Read the actual lease dates and conditions.
- Connect the parcel with the relevant survey plan.
Treat transfer permission as a document question
GL&SC describes a lease-transfer application under the conditions of the lease, with supporting information including the original lease, rent position, valuation and inspection-related material and a completed notarised application. Confirm the current requirements through the competent branch and adviser for the actual property.
The commission’s guidance also raises renewal before transfer where very little term remains. Ask that question early for a short remaining lease. This article does not quote duties, guarantee permission or apply the lease process to transported ownership; the offered tenure determines the relevant enquiry.
Fictional example: two similarly located plots
This original exercise contains no Guyanese market prices and makes no finding about land title.
The offers involve different interests
A buyer shortlists two plots in a similar area. One seller supplies a lease with an approaching expiry date; the other describes transported property. The buyer records the two tenures separately and asks for the documents needed to investigate each.
The buyer asks about the lease’s transfer conditions and renewal position before treating the offers as equivalent. The worksheet keeps term, permissions, parcel description and access questions alongside the asking prices rather than relying only on their map distance.
Complete the land and transaction investigation
Arrange appropriate boundary, access and intended-use checks with competent specialists. Ask which registry evidence and documents establish the seller’s authority and the rights to be acquired. A survey plan and a lease answer particular questions, rather than inspecting improvements or approving every proposed activity.

MarkMyProperty supports discovery and location comparison; it does not certify GL&SC transfer permission, lease renewal, transported ownership or legal boundaries.
