Finland Property Buying: Three Certificates to Check Before a Purchase

Use Finland’s National Land Survey buyer guidance to organise title, encumbrance and cadastral evidence and distinguish a parcel from a share of a property.

By MarkMyProperty · Updated

Coverage: Finland real-property purchases; housing-company apartment shares follow a different document and registration workflow.

Know what is being sold

Finland’s National Land Survey explains that a real-property purchase can concern an entire property, a defined area or a share. Those options are not equivalent. Ask the seller to describe the proposed acquisition in the documents before comparing the advertised garden or floor space with another offer.

The authority’s buyer checklist calls for a recent certificate of title, certificate of encumbrances and cadastral register extract. Its English checklist uses the term certificate of deed for the title evidence. Keep the document labels and identifiers together so that each part of the investigation remains visible.

Build a three-document worksheet

Request the relevant certificates from the seller or obtain them through the National Land Survey’s official services. Record the issue dates and property identifier on each. If a document concerns a parent property but the offer concerns a defined area, ask how the proposed area is described and processed.

Use separate rows for ownership evidence, financing or other encumbrance questions and cadastral identity. A recent document in one row does not update an old document in another. Ask the adviser which entries need the underlying deed or additional explanation.

  • Confirm whole property, defined area or share.
  • Match property identifiers across the certificates.
  • Record issue dates and missing attachments separately.

Check mortgages and municipal matters

The National Land Survey advises agreeing how existing mortgages will be dealt with and recording the agreement in the deed of sale. Ask your transaction adviser and lender what evidence and arrangements are needed. Do not assume that an entry will disappear merely because the seller says the loan is settled.

The same checklist directs building-permit, zoning and building-right questions to the municipality’s building control. Ask about your actual intended use or alterations. Keep the municipal answers alongside the register documents instead of treating a cadastral extract as a building-permission certificate.

Fictional comparison: a defined area or an ownership share

This original exercise explains a distinction without estimating prices or giving a legal determination.

Fictional purchase comparison

Two offers show the same garden size

One offer describes a defined area to be separated from a larger property. Another refers to a share of the whole property. The buyer asks the adviser to explain what each arrangement permits and which documents describe the land intended for use.

The buyer keeps the two offers in separate categories until the rights, area description and any required arrangements are clear. An identical square-metre figure in the advertisements does not make the proposed legal interests identical.

Plan the transfer and follow-up steps

The authority describes an electronic Property Transaction Service and a paper route involving a public purchase witness. Ask which route fits the transaction and who will handle subsequent tax and ownership-registration tasks. Use current official instructions rather than an old checklist saved for another purchase.
