Buying Property in Czechia: List Vlastnictví and Plomba Checks

Distinguish Czech cadastral viewing from a complete extract, understand the plomba change marker and organise parcel, unit and transaction questions.

By MarkMyProperty · Updated

Coverage: Czech Republic cadastral-record preparation; the transaction and any pending proceeding need property-specific professional advice.

Identify the cadastral area and property

ČÚZK provides the official Czech cadastral-information services. Start with the cadastral area, parcel or unit identifier and the relevant list vlastnictví, the ownership-sheet reference. Ask the seller to connect those identifiers with the apartment, house or land shown in the advertisement.

A single building address can contain several units and accessories. Put the home, cellar, parking and any separate land in different rows. A search result for the building is not automatically the result for the exact interest offered for sale.

Know the limits of public viewing

ČÚZK distinguishes the free Nahlížení do KN application, which provides a limited range of information, from paid remote-access services and other document outputs. Use public viewing to orient your enquiries, then ask which official extract and supporting documents are needed for the purchase investigation.

Follow current authentication and access instructions. If the application shows a technical error or information is unavailable, record that limitation and ask for the proper record. An incomplete or failed enquiry should not become a positive statement about ownership or absence of charges.

  • Match the cadastral area and exact unit or parcel.
  • Record which service and output you used.
  • Keep the enquiry date and missing information visible.

Understand a plomba as a change marker

ČÚZK’s output guidance explains that a property affected by a current change in legal relations can be marked P, a plomba, with a proceeding reference in the extract. Ask what the referenced proceeding concerns and what documents your adviser needs to assess it.

The marker does not, by itself, tell you the final outcome of the proceeding. Do not remove it from the worksheet because the seller expects approval. Ask who will monitor the matter, whether it affects the proposed purchase and what must be settled before the transaction moves forward.

Fictional example: a parking space and a pending change

The following is an original buyer scenario, not a report on a Czech listing.

Fictional cadastral enquiry

The parking arrangement is unclear

A buyer sees an apartment advertised with parking. The supplied record identifies the apartment, but the parking reference is unclear and a change marker appears in the related paperwork. The buyer asks the seller for the parking documents and the proceeding reference.

The adviser is asked to explain whether the offer includes a separate unit, a share or another arrangement and how the pending matter affects it. The buyer keeps the advertised parking benefit unconfirmed until those answers are supported.

Ask for the whole decision file

Separate registry matters from physical condition, permitted use and building-management costs. Arrange suitable inspections and ask the competent authority or adviser about proposed alterations. Cadastral information is useful evidence, but it does not replace those enquiries.

Use MarkMyProperty’s Czechia links to browse properties and compare equivalent interests. Keep dated official outputs and the seller’s documents for each candidate, and agree when important checks will be refreshed. The listing pin supports discovery rather than official cadastral verification.

Frequently asked questions

Is Nahlížení do KN a complete purchase investigation?

No. ČÚZK describes a limited range of information in the free application. Ask for the extracts and supporting documents needed for the transaction.

What does a plomba mean?

ČÚZK describes it as a marker that the property is affected by a current change in legal relations. Investigate the referenced proceeding rather than assuming its outcome.

Can I identify an apartment only from the building address?

Ask for the cadastral area, unit or parcel identifiers and ownership-sheet reference, including the documents for any accessories.
