How to compare property locations across countries
Use a property comparison worksheet to check map locations, asking costs, area and rental periods, with a fictional shortlist and questions to ask before an enquiry.

Separate location from listing purpose
Start by deciding whether you want to buy, rent or record a location. A marked property can identify an interesting place without offering it for sale. Compare sale listings with sale listings and rentals with rentals before assessing their asking amounts.
Country pages show the public inventory represented on MarkMyProperty. The count is a measure of platform coverage, not total housing stock or a measure of local market activity. A country with fewer listings is not necessarily a smaller or less active property market.
Use the map to check the place being described
Open the property map and compare the marker with the written location. A postal town, district, municipality and neighbourhood are different geographic identities; a shared place name does not put two properties inside the same municipal boundary. Record the actual location and entrance, and ask the lister to clarify a conflict instead of silently correcting it yourself.
A drawn boundary can help communicate the shape entered by a user. It does not establish the legal parcel boundary, ownership or permitted use. As an England and Wales example, GOV.UK explains that most title plans do not show exact boundaries. That rule does not define the evidence or procedures in another country. Use the relevant local records and qualified professionals for formal questions.
Build a comparison worksheet before choosing a shortlist
Copy this worksheet into your own notes and use one column or page for each offer. Save its public listing link, the date you read it and the source of each answer. Separate what the listing declares, what the lister later tells you and what an independent source supports. Write Not specified for an unanswered question; leave a quoted cost marked as an estimate until its basis is clear.
These notes are for your own comparison, not a verification badge. Keep identity documents, private contact details and transaction documents out of public listing text. Different offers can remain worth exploring, but unresolved differences should remain visible rather than becoming assumed facts.

Compare asking amounts in a consistent currency
An asking amount needs a currency. Two listings showing the same numeric price in different currencies cannot be treated as equally priced. Check the displayed currency and ask for clarification if the description conflicts with it.

Normalize area and rental periods
Check whether an area is expressed in square metres, square feet or another supported unit. Also check what the figure measures: plot area, built area and internal usable area can describe different things. A unit conversion alone cannot resolve differences in measurement basis. The asking-price guide below explains price per area; it is a comparison method rather than a valuation.
The website shows declared day, week, month and year amounts or Payment period not specified. Do not assume an unspecified period means monthly, or infer it from the title. Select Rent, a currency and a declared payment period before applying a rent budget or comparing numeric price order. “Any period, including not specified” keeps unbounded rental discovery open to records with missing periods; no currency or period conversion is performed. Ask the lister to resolve missing or conflicting terms.
Keep the asking amount separate from the cost of ownership or occupancy
For a sale, record the advertised price separately from quoted purchase costs and recurring ownership expenses. For a rental, separate the rent from one-off payments and recurring charges. Record which items are included, who pays them and the time basis; do not combine an upfront amount with a monthly charge as though they describe the same cost.

The two offers below are fictional and use the invented place label Northfield. They are not available properties, real locations, valuations or independently verified listings. The example demonstrates how to keep a location claim, a lister statement and an unanswered question separate; it does not recommend one property.

- Do not group both offers into a municipal neighbourhood solely because they share Northfield in the text.
- Do not treat two 100 m² figures as comparable until their measurement bases are known.
- Keep additional costs unanswered for both offers; neither has a verified total cost.
- Ask for clarification and suitable independent checks before deciding on a viewing, agreement or payment.
Use calculations to expose assumptions
Rental yield compares annual rental income with a property value. ROI compares income and value with an investment basis. Rent versus buy compares a particular set of financing and cost assumptions. These tools answer different questions.
Test more than one scenario and read each calculator limitation. A high result based on an assumed future sale value does not establish that value will occur. The tool cannot determine local purchase eligibility, tax treatment or whether a property is legally available.
Ask questions that improve the listing evidence
Use the unresolved rows to write a short enquiry: “I am considering the space shown in this listing. Is it still offered? Please clarify the municipality and entrance, the area measurement basis, the amount and included costs, and your role in offering it.” For a rental, also ask for the payment period and any recurring charges. Tailor the questions to the actual gaps rather than copying fictional facts.
