Coverage: Colombia SNR certificate services and Ministry of Justice property-document guidance; the transaction, rights and unresolved entries require property-specific advice.
Use the official SNR certificate service
Colombia’s Superintendencia de Notariado y Registro, SNR, operates the official Certificado de Tradición y Libertad portal. Its public request page asks for the Oficina de Registro and matrícula inmobiliaria. Collect both references before initiating a request, rather than guessing from the advertised neighbourhood.
Keep the property address and seller’s document references in the same file. For an apartment with parking, storage or another advertised component, ask which registrations cover the interests included. One address can be convenient for marketing without explaining the full set of documents needed for the acquisition.
Connect the certificate with the property history
The Ministry of Justice’s property-document guidance explains the role of the certificate in showing the property’s registered history and identifies the official SNR route. Read the actual certificate with an appropriate adviser. Record which parties, property description and relevant entries are connected with the proposed sale.
When a reference or entry is unfamiliar, request the underlying explanation instead of skipping it. A document headed with the correct street name can still leave an accessory, share or transaction question unresolved. Ask what evidence supports the seller’s authority to offer the precise interest advertised.
- Collect the Oficina de Registro and matrícula.
- Match all included components to their references.
- Keep unexplained entries as open questions.
Keep requests, downloads and validation distinct
The SNR portal lists the certificate request, retrieval of a paid certificate and certificate validation as separate functions. Follow the current official instructions for the relevant stage. A payment or request reference records that stage of the service; the buyer still needs the issued document appropriate to the enquiry.
Where validation is needed, use the official function and the document’s relevant verification information. Keep the certificate date, scope and result together. Do not describe a copied advertisement, seller message or unofficial payment receipt as an SNR certificate. Service availability should be checked when you actually request it.
Fictional example: an apartment and a missing storage reference
This original scenario is not a finding about any Colombian property or owner.
The advertised storage room needs an explanation
A buyer receives a CTL for an apartment but cannot identify the storage interest mentioned in the advertisement. The buyer asks the adviser whether the storage is included in that registered description or needs separate documentation.
The worksheet keeps the apartment certificate, the unresolved storage question and any additional reference in separate rows. The buyer compares the offer only after the interests being sold can be described consistently.
Combine registry evidence with practical checks
Arrange the appropriate condition, access and property-use investigations. Ask the adviser when the certificate enquiry should be refreshed and which entries affect commitment. A certificate of recorded history does not inspect the building, measure the rooms or estimate repairs from the seller’s photographs.
Browse Colombia listings through the country links below and apply the same document checklist to each serious candidate. Keep the exact interest, inclusions and area basis consistent. MarkMyProperty supports discovery and comparison; it does not certify SNR documents, ownership authority or a property’s future value.

Frequently asked questions
What references does the SNR portal request?
The public CTL service asks for the registry office and matrícula inmobiliaria. Confirm both from the appropriate property documents.
Is a paid-request reference the certificate itself?
Keep the request stage separate from the issued document. SNR provides separate certificate retrieval and validation functions.
Does one apartment certificate necessarily explain all accessories?
Ask your adviser which references and documents cover parking, storage and any other interests included in the offer.
