Bhutan Property Transfer: eSakor, Thram, Plot ID and Consent
Collect Bhutan plot and Thram references, distinguish eSakor request stages and check family or joint-owner consent and the current local digital-consent process.

Coverage: Bhutan National Land Commission rural/urban transaction guidance and announced eSakor consent rollout; eligibility, current local process and actual transfer requirements need individual advice.
Connect the plot with the Thram
Bhutan’s National Land Commission, NLC, land-transaction guidance asks for plot ID, Thram number and relevant party identifiers in the transaction documents. It distinguishes rural and urban land routes in eSakor. Collect the actual references and land location before preparing a request.
Keep the advertised home or parcel description with those documents. Ask which references cover every component included in the proposed transfer. The land title, building and any flat-related paperwork should be connected deliberately rather than treated as the same unexplained document bundle.
Prepare consent and property-specific supporting material
The official guidance addresses family-member or co-owner consent for land registered as family land or joint ownership. It also identifies building occupancy evidence where transfer of a structure is required and property-related agreement material for a flat transfer.
Ask the competent adviser or land-record office which requirements apply to the actual ownership type and transaction. Keep the relevant parties and consent evidence with the file. A seller’s ability to produce one document should not remove an unresolved question about another registered party or the specific structure being transferred.
- Collect plot ID and Thram number.
- Identify the registered ownership type and relevant consenting parties.
- Ask which building or flat documents fit the actual transfer.
Distinguish eSakor status from final evidence
NLC’s transaction explanation describes received and accepted application stages, verification and approval, and collection of the lagthram after approval. Label the stage actually recorded in the request rather than treating submission as the final document.
The commission’s current portal also announces a Consent Management Module rollout in Thimphu, Phuentsholing and Paro from June 2026. Confirm today’s local eSakor process for the actual land and parties; an announced rollout is not a reason to assume identical implementation everywhere. Keep important status and consent questions together.
Fictional example: jointly registered land with a house
This original worksheet makes no finding about a Bhutanese plot or transfer approval.
The buyer connects land, parties and structure
A buyer considers jointly registered land advertised with a house. The buyer collects plot and Thram references and asks the land-record office which party-consent and building documents are needed for the actual transfer.
The worksheet records the current eSakor request stage and outstanding material separately. The buyer does not treat an accepted request as the collected lagthram or infer that one owner’s agreement completes every consent requirement.
Finish the practical transfer investigation
Ask which rights, seller-authority and acquisition-eligibility evidence must be current before commitment. Arrange appropriate condition, access, boundary and intended-use checks. Transaction processing and document approval do not inspect the house or automatically establish permission for a proposed extension.

Keep rural or urban location and applicable document requirements visible for each candidate. MarkMyProperty supports discovery and comparison; its map pin does not certify eSakor status, consent completeness, legal boundaries, transfer approval or seller authority.
