Barbados Property Buying: Non-Resident Foreign-Funds Records

Prepare Barbados exchange-control status, incoming-funds evidence and property-transfer questions, keeping financial approval records separate from the title investigation.

By MarkMyProperty · Updated

Coverage: Barbados Central Bank exchange-control guidance for property transactions involving non-residents; confirm the buyer’s actual status, funding and current process with an Authorised Dealer and adviser.

Confirm exchange-control residence first

The Central Bank of Barbados’s current FAQs direct people unsure of their residence status for exchange-control purposes to an Authorised Dealer or the bank’s relevant department. Start with that question rather than assuming a passport or the country from which you browse property listings settles the classification.

Write the proposed parties, residence question and funding arrangement in the purchase file. Ask the transaction adviser and Authorised Dealer which current process applies. A non-resident buyer’s financial-document enquiry is connected with the acquisition, but it is not the same task as investigating the property’s title.

Ask about the applicable property-transfer permission

The Central Bank FAQs state that permission is required for non-resident purchases of real estate in Barbados. Its published Circular No. 9 addresses transfers involving a person resident outside Barbados, including sales, exchanges and gifts, and describes the transfer application context.

The circular is dated February 2020 and should be read with the current official FAQ and advice for the actual transaction. This article does not prescribe old thresholds, promise approval or assume a particular borrowing arrangement is permitted. Ask which current forms, evidence and conditions apply before treating the funding plan as settled.

  • Confirm exchange-control residence status.
  • Record the actual parties and funding source.
  • Ask which current transfer permission and documents are required.

Preserve incoming-funds evidence

The current FAQs explain registering foreign funds with evidence from the receiving Authorised Dealer, such as credit advice showing receipt of the incoming funds, together with investment or transaction-support documents. Ask which evidence connects the transferred funds with the proposed acquisition and retain it in the financial file.

The guidance also tells applicants to retain the electronic Form FI approval for a later repatriation application. Keep that record with the relevant supporting evidence. It is an approval record for its defined process, rather than a guarantee that every future remittance will be approved or proof of ownership of the property.

Fictional example: a bank transfer without a complete evidence file

This scenario is invented and does not describe a Barbados approval or banking decision.

Fictional funding-document worksheet

The buyer asks for the matching credit advice

A buyer has a transfer confirmation from the sending bank and asks the receiving Authorised Dealer which evidence is needed for the foreign-funds registration process. The adviser also organises the property-transfer permission questions.

The worksheet keeps the sending confirmation, receiving credit advice, transaction documents and relevant approval records separately. The buyer does not assume the existence of a transfer proves that all exchange-control and title requirements have been completed.

Complete the property investigation separately

Ask the transaction professional which title evidence, seller-authority documents and other acquisition checks are required. Arrange appropriate condition, access, boundary and intended-use enquiries. A financial approval or credit advice does not inspect the home or establish the legal boundaries of the offered land.

Browse Barbados listings through the country links below and compare the same interests, components and area definitions. Keep the funding and property-document files connected through the actual transaction details. MarkMyProperty supports discovery and comparison; it does not certify exchange-control permission, repatriation eligibility, title or seller authority.
