Armenia Property Buying: e-Cadastre Certificate and Information Checks

Distinguish an Armenian registration certificate from a current information request, use the official document-check route and prepare a property purchase worksheet.

By MarkMyProperty · Updated

Coverage: Armenia Cadastre Committee registration and information services; the actual property interest, access rights and transaction documents need individual advice.

Identify the document and its purpose

Armenia’s Cadastre Committee explains that a certificate is supplied following state registration of a property right and confirms that registration. Keep that document’s purpose separate from obtaining information needed for a later purchase investigation.

Ask the seller for the exact property identifiers, registration evidence and acquisition documents. Put land, the building and any separately described accessories on different worksheet lines. A certificate matching the address should still be connected to the precise interest and components offered in the sale.

Use the official certificate-check route

The committee’s registration guidance describes checking the authenticity and validity of its newer certificate format through e-Cadastre using the certificate number and password in the document-viewing function. Use the official guidance with the appropriately supplied document details.

Ask the transaction adviser what a successful document check does and does not establish for the proposed purchase. Authenticity of an earlier certificate and the current position of relevant rights or restrictions are separate questions. Do not turn a document check into a claim that every transaction issue has been settled.

  • Record the document type, identifiers and issue date.
  • Use the official committee links for the relevant document check.
  • Keep current-information questions separate from certificate authenticity.

Request the relevant rights information

The committee’s information-service guidance separately describes unified information about property rights and restrictions and other property information. It provides an electronic request route through e-Cadastre. Ask the adviser which information and supporting documents are needed for this particular acquisition.

Follow current applicant and access requirements. If a record needs a further authorised request, keep that task visible instead of using another person’s login or treating unavailable detail as an empty result. Preserve the actual issued information and its date, rather than only a screenshot of selected fields.

This original exercise is not an Armenian document-verification result.

Fictional certificate-and-information worksheet

The certificate predates the proposed sale

A buyer receives a registration certificate that can be checked through the official instructions. The certificate is earlier than the sale discussions, so the buyer also asks the adviser which current rights and restriction information is required.

The worksheet records certificate authenticity, current information and the transaction documents as different tasks. Completing one task does not mark the others complete without their own evidence.

Finish the property investigation

Arrange appropriate physical condition, access, boundary and use enquiries with suitable advisers and authorities. A registration document does not inspect the building or establish that a planned alteration is permitted. Ask which records need refreshing and what must be resolved before commitment.

Browse Armenia properties through the country links below and collect comparable evidence for each candidate. Keep the advertisement and exact identifiers together. MarkMyProperty’s location pin supports discovery and does not certify an official document, registered rights or completion of the proposed transfer.
